FOUR SEASONS BREEZE | JUNE 2017 5 By Jeri Mupo, General Manager MANAGER'S REPORT LODGE ENTRY: If you have not had a moment to visit the Lodge recently, we would like to encourage you to take a moment and notice the beautiful arrangement located in the front Lobby in addition to the fireplace mantel decorations. These decorations are coordinated by Four Seasons resident, Terry Fears. Thank you, Terry for making our facility a beautiful place to enjoy! DRAIN MAINTENANCE: As we move into the Spring/Summer season, please remember that the drains in your yard may need to be cleaned out. They can fill up with dirt and landscape debris and cause potential flooding. OPEN HOUSES: Unfortunately, there may be a time that you will need to move from our beautiful community. Please remember that the association has rules for the size and placement of "For Sale" and "Open House" signs. It is your responsibility to advise the selling agent of the community rules. The rules are below: 1. No sign, billboard, or advertising device, or other display of any kind shall be displayed by a resident to the public view on a Residential Lot; other than: a. One For Sale Sign (18" x 24" or smaller) displayed on the inside of the front window or in the front planter bed, and on open house days, one Open House Sign of the same dimensions, and one directional sign (18" x 24" or smaller) may be displayed in the common area. Please notify the management office with the directional sign location. b. One For Rent Sign (18" x 24" or smaller) displayed on the inside of the front window or in the front planter bed. c. Refer to Community Garage Sales rules for signage information. d. Only one political sign per candidate (18" x 24" or smaller) may be displayed on the inside of the front window or in the front planter bed. Political signs may not be displayed earlier than 30 days prior to the election and must be removed within five days after the election. 2. No sign, billboard, or advertising device, or other display of any kind shall be displayed on Association Property without Association approval. RE-LAMPING PROJECT: At the April Open Session meeting the Board approved changing the lighting in the Lodge, Spa Building, and RCN Building to LED lighting. The cost of the project is $78,281.53. It was determined that the change will save the association approximately $30,000 plus in utility expenses each year. NAME CHANGES: We have received a number of requests to make changes to the membership listing due to marriage, death, or other ownership changes. Please note that for your protection we require a legal document such as a Grant Deed or Death Certificate in order to make these changes. We apologize for any inconvenience. DOLLARS & CENTS: At the April 13 Board of Directors meeting, the Board approved the following expenses: • Painting the Lodge, Spa Building, RCN: $62,400 (reserve expense) • Phase A, B, & C wrought iron fence painting: $31,005 (reserve expense) • O'Connell Landscape annual tree trimming: $8,085 • Brad Alms Landscape annual color: $2,940 • Modifying the plantings along Big Horn: $12,750 At the May 11 Board of Directors meeting, the Board approved the following expenses: • Gate system upgrade: $3,993 • Phase B & C street repair and sealing: $145,936 (reserve expense) • Vinson Crest/Lindsey Peak additional plants: $2,500 • Edison Easement plant removal/irrigation repair: $1,646 • Lodge Ballroom and restroom automatic door openers: $9,640
