18 | Four Seasons Hemet Herald | SEPTEMBER 2017 | Architectural Committee Seminar and Orientation Meeting, Sept. 21: If you are a new homeowner or you plan to change your landscaping and have questions about the New Architectural Standards & Regulations, you are invited to attend our orientation review and discussion meeting on Sept. 21 at 9 am at the Lodge Conference Room. Remember, any improvements or changes require an Exhibit A & B. We will review these Exhibits and all other information you need to get your plans approved. To expedite your application we will talk about plot plans, plant identification, rock usage, the 60 percent green rule, plant life – burn out, paint problems, patios, ponds, Solar systems, artificial turf, easements and any other questions you have. Before you Do It – Get ARC Approval: If you are thinking about or planning to make changes or improvements to the exterior of your home or property you need ARC approval. Be it a garage door, remove/replace a tree, replace your lawn, put in a patio, patio cover, add concrete, paint the shutters/house stucco/trim/front door, solar lights, lights on pole or pedestals, hand rails or just about anything. Why! Because you decided to move here which means you have these Rules & Regulations to adhere to. We are proud of our community and want to keep it a nice place to live. If you make changes without ARC approval you could be required to remove them, plus be fined. Facilities Committee While Four Seasons is generally regarded as one of the best active retirement communities around, the facilities committee is always looking for ways to make it even better. We are not only looking for ways of maintaining the complex but we are also seeking ways to make it the best! The new storage building that is scheduled to be built is a good example of this. We have been in dire need of a central place to locate all of the items that we enjoy that are now spread (and stuffed) into closets and other places not intended for storage. Hopefully, the construction will be complete by year end (plan checks, construction permits always take longer than one would think). But it will be a great addition to our facilities. On a smaller scale, cushions are being replaced in the plaza area, pavers are being repaired at the front gate and roundabout and there will be street slurring/street repair scheduled for this fall. As always, we welcome your input on any issues that you observe. Submit a form at the front desk and your concerns (and suggestions) will be addressed at the next meeting (meetings are held the first and third Wednesday of each month). Financial Committee The total assets balance is $5,305,426.78. Total liabilities at this time are $102,790.17. The reserves at this time are $3,887,237.25. The total equity of $1,315,399.36 is a surplus balance.
