The Architectural Review Committee (ARC) members would like
to extend an invitation to all homeowners to attend our meetings.
We have amended our charter to expand our committee to eight
members in anticipation of the increased new home sales activity
for 2018. This will allow us to process all applications and complete
onsite reviews in a timely fashion.
In the month of December the committee reviewed and approved
34 new or amendment property applications. The ARC members
also completed 29 onsite reviews of completed work (Exhibit C) and
granted two extensions for pending approved plans.
Caveat Emptor! Buyer beware! The ARC members suggest you use
licensed contractors for your major projects. If the bid price seems
to be too good to be true, the contractor may be taking short cuts
or using substandard materials that will need repair or replacement.
Protect yourself and your property by getting multiple bids and
checking contractor credentials (license, insurance, references).
Q: My front yard took a real beating with the weather this year and
I want to fix it up. Do I need to submit an Exhibit A plan if I am just
replacing mulch and plants?
If you are just refreshing your mulch with the same materials and
replacing existing plants with approved plants or shrubs, you do
not need an Exhibit A. If you are changing the front yard elements
to something different (ex. replacing grass with artificial turf or
replacing redwood mulch with gravel), please submit an Exhibit A.
Q: Do I need to submit an Exhibit A plan for a small storage shed to
store my patio furniture cushions?
Any storage unit that is below the fence line does not require ARC
approval. However, maximum footprint for any storage unit is 120
square feet.
ARC meets on the first and third Wednesday of each month in the
RCN conference room at 8:30 am. We always welcome visitors to our
