14 | SUN LAKES LIFESTYLES | MAY 2019 | By Joe Formino, Chairman, District Delegate Assembly With all of the rain we have had, it appears the "May flowers" will be beautiful and bountiful. With the colorful flowers popping up all over and the cloudless blue skies, we are back in heaven at Sun Lakes. Our complex is looking better, too. Some of the repairs and replacements have been completed. We will notice a big difference when the Main Clubhouse will be renovated. Further, the South Clubhouse will be entirely renovated. It has been years since the South Clubhouse has had a new floor installed and the rooms painted. When a unit or building is inspected it is important to know that the entire building is inspected. Over the years, there has been damage and rot in the walls. The heating and cooling units have to be checked for efficiency. Therefore, just inspecting the carpet and painting is not enough, the entire structure has to be reviewed and evaluated. Reserve Accounts are set up for anything in our complex worth $5,000 or more. A reserve analyst firm evaluates each unit and sets a value on it. They then set a replacement cost or repair cost and an aging factor as to how long it will last. Years before the due date the unit is inspected and if it looks good the life of the unit is extended. It is not repaired or replaced just because the chart says so. All of our Boards of Directors have always been serious about the maintenance of our structures. Our Administration and the appointed Advisory Committees keep the Board informed on the conditions of our assets. There are some in our community who criticize our Board for spending money. They are not aware of the details or the need of the actions taken. When you or your guests drive around Sun Lakes and see how wonderful our units look, then you know our people are doing their job. Sun Lakes Country Club is approaching its 33rd year. Your assets age well if you take care of them. Over the years our units have been taken care of, and that is the reason we can be proud of our complex. All of our Boards of Directors and the Administrators have been careful on funds spent from our reserve accounts. Their decisions have an effect on the monthly assessment we pay. That is the reason we have one of the lowest assessments in our HOA bracket. I believe we can be proud of our past and present leaders. Keep in mind, however, we, the residents, are the people who voted them in office. Everyone take a victory lap around the track and wave your flag.
