As I write this article on May 16, it's literally pouring rain outside! It's so fitting, because the Association realized a substantial savings in water expenses due to the wet winter, and as we begin our new fiscal year, we're already nearly $9,000 ahead for expenses relating to water usage. By the time you read this, I expect we'll all be grateful, though, for some beautiful warm sunshine! We continue to do lots of work for the HOA. April activities at the Clubhouse totaled 1160 events, including 139 classes, 631 club meetings, nearly 300 cards and games. This represents a 21 percent increase in activities for the same period last year, and a 40 percent increase from 2016, so it appears our clubhouse usage continues to increase significantly. We look forward to continued evaluation by the Lanai Committee of expanding the facilities to accommodate more users at the Clubhouse. We've made as-needed repairs to the Clubhouse HVAC system and will soon have proposals to replace the failing system for the Board's consideration. We appreciate the fine work of the HVAC Committee toward that goal. Did you know? There are 17 committees (executive, standing and ad hoc) made up of 65 volunteers, including Board Members, for the Master Association alone. Along with 44 Village Board members, and 38 Village committee members, volunteerism is alive and well in OHCC! Of course, staff regularly meets with the Boards, committees and variety of vendors relating to the day-to-day operations and special projects of the Associations. As of the end of April, we've handled over 180 Citations, and 120 ARC applications, and we've just gotten started. While we appreciate the opportunity to process paperwork relating to home improvements, it would be remarkable if we could reduce the issuance of citations, so, please slow down, and stop at stop signs. We are preparing for street paving in the Village of Hydra, which includes asphalt removal & replacement, milling and crack sealing, currently scheduled for June 26, and then asphalt overlay of the roadways on June 27, weather permitting. Notices and signs will be posted as we near the start dates. This project includes crack sealing the RV lot, and seal coat of the HOA office parking lot on June 26 and June 28, respectively, and restriping of all stops and pedestrian lanes on Leisure Village Way, scheduled for July 1 through July 3. With respect to concerns expressed by residents relating to noise and fumes from landscape activities, we hear you! We are evaluating costs associated with converting gas-powered equipment and vehicles to electric power, which includes the need for a bank of battery charging stations, and performing some activities using manual labor, such as replacing blowers with rakes. We are preparing now for the upcoming elections and the Annual Meeting scheduled for Aug. 15. By the time you read this, the Candidate Declarations will have been made available via eblast and on the OHCC website, so please be sure to consider running for the Master Board of Directors! 4 | OHCC LIVING | JUNE 2019 | General Manager's Message By Wendy Panizza My staff highlight this month recognizes the excellent work of Kathy Guzman. Kathy started with OHCC as the HOA receptionist in July 2017 and was promoted to Administrative Assistant about a year later. She acts as liaison to the Citation Review Committee, recorder for the Audio/Visual Committee, and the first point of contact for all new residents. She manages the RV Lot and provides administrative support to the Maintenance Director. Kathy is extremely organized and timely in completing her work. In addition to her own duties, Kathy enthusiastically assists the front office to cover the front desk, answer phones, and help with multiple regular and special projects, and data entry as needed. Kathy also assisted the Interior Design Committee and the Maintenance Director to establish the scope of work for the Clubhouse Renovation Project. We are very proud of our staff, and Kathy has proven to be a great asset to this community! Kathy was born in Oceanside, grew up in Carlsbad, and now lives in Vista with her three-year-old daughter, and her husband along with their dog and cat. Kathy spends most of her free time with her family.
