Finance Committee
At the May meeting, the financial statement for April 2019 was reviewed and recommended for BOD
approval. Highlights of the April financial report follows.
Total Assets are $9,208,986, including checking $526,411 and reserves of $7,220,234. Operating money
market and CDs totaled $1,280,723. Total Liabilities currently are $299,073, and Total Equity of $1,689,679
is a surplus balance. There was a net income gain for the month of $25,824. Front yard cost center expenses
were under budget by $8,700 (driven by not needing to water), and Springdale cost center expenses were
over budget by $1,163. This budget variance continues to be attributed to several line items that have lower
utilization/expenses associated during this time period, e.g., water, tree trimming, and landscaping, but are
expected to increase in the coming months.
Eleven vendor proposals were reviewed. Seven proposals were recommended for board approval, three were
tabled, and one not recommended. Six committee persons, and Ed Paules, Board Liaison, were present. There
is an opening on the Finance Committee. If you are interested, please come to our next meeting on Aug. 27 at

We are continuing to fulfill our charter to address the HOA
takeover from K. Hovnanian which is expected to occur at the end
of 2019.
The committee is reviewing Off-Leash Area specification options
to expedite gas company approval.
Research is ongoing for additional storage, amphitheater
modifications, and solar energy considerations. Additionally, CP & T
will explore paver options to address replacement expense concerns.
The committee is making progress reviewing an HOA Annual
Plan. It will be formulated in conjunction with the Master Plan
already in development.
We welcome homeowners' interest. Our meetings are held at 9 am
on the fourth Thursday of the month in the RCN Conference Room.
