| OHCC LIVING | AUGUST 2019 | 3 President's Message By Tom Murphy Winnie the Pooh: "A friend is one of the nicest things you can have and one of the best things you can be." It is with mixed feelings that this final President's Message is written. Pooh Bear is added to the previous quotations from frogs, old rock musicians, Mr. Rogers, Monty Python, and others much smarter than this writer. Missed, will be the enjoyment of sharing thoughts to lighten the load, and in some ways to help us get over ourselves. I will also miss the challenge of your requests, but know that the new Master Board will be responsive to your questions. It has been a privilege to serve all of you. Aren't we lucky to be a part of the "year-round summer camp for adults" that is Ocean Hills Country Club? It has been the goal of this Board to work toward increasing the value of our homes, and the quality of our play. My hope is that we have made a small difference. The future is bright as the various Committees will continue to work on: • The Clubhouse interior renovation • Getting us well water • A restroom in the Overflow Parking • New Lanai design concepts that reflect your wishes • Understanding the best cable & alarm technology for our residents And I will work with these Committees on those tasks. The Master Board reviewed and approved the following Third- Party Contracts in a Special Executive Session on July 8: • A Geotechnical Survey to study the stability of a Crib Wall on Delos, vendor to be determined, in an amount NTE $12,500. • Additional funds to Joe Bauer Construction for lighting evaluation, bid package, and permit preparation for the Clubhouse Renovation project in an amount NTE $8,000. • Purchase of granite materials for construction of Clubhouse information desk from Granix Stone Inc. in the amount of $4,525 for Clubhouse Renovation. • Replacement of Zonex System with new WIFI thermostats for the Clubhouse HVAC for $4,511 to Southwest Heating and Air. The Master Board reviewed and approved the following Third- Party Contracts in Executive Session on July 15: • The contract with Carpeteria Carpet One for the demo, moisture barrier, installation and flooring including tile and carpet for the Clubhouse Renovation Project. The amount is NTE $115,000 which includes the funds transfer related to the required 50 percent deposit in an amount NTE $52,261. • Due to the discovery of termites in the Clubhouse, the tenting was approved with Rodent Pest Technologies in an amount NTE $20,000 • The Board approved a contract with Southcoast Heating & Air in an amount NTE $63,000 for a Mitsubishi heat recovery HVAC system that will cover the Ladies Club Room, Sewing, Art & Crafts Rooms At the Master Board Open Meeting, on July 18, the Board took the following actions: • Consent Calendar - Minutes approved from June 20 • Financial Management - Approval of amended audit and transfers over 10K • CSC Recommendation - New dishes approved in an amount NTE $9,000 • AV Recommendations - new LED Lights and Sound board approved in an amount NTE $4,000 and $9,000 respectively • Landscape Recommendation - July Tree maintenance approved • ARC Appeal - approve ARC to make decision regarding modification to master wall • Letter to the City of Oceanside Planning Department approved • Bathrooms at Overflow Parking Lot - Board directed staff to get three design concept bids Now for the fun part… I want to thank all of you who have joined me on this adventure. Thanks for the kind words from old and new friends, they helped so much. A very special thanks to the hardworking and understanding Committee members whose ideas have made a difference in all our lives. Thank you to our incredible staff for implementing those ideas. Thanks be to the three General Managers who have worked so hard to protect us. To this year's Board of Directors, thank you to those who stood up and voted for the Committee Recommendations that produced our many projects. And I want to thank Saint Betsy. Those who have known me the longest have called her a saint for thankfully staying with me for 56 years and counting. She has put in untold hours as executive assistant to this President… a job she performed well. She will be joining me in retirement. I want to remind everyone to vote. Remember what George Carlin said: "If you don't vote, you lose the right to complain."
