4 SOLERA DIAMOND VALLEY | JANUARY 2020 JANUARY 2020 Compliance Review By Melissa Valona Happy New Year! I am proud of the improvements we have made over the course of the past six months and look forward to continuing to see our community flourish. We are all very fortuitous to be a part of such a beautiful association and the best way to maintain that is to have a consistency in effort in maintenance. For the most part we have discussed audits in the community to ensure that all the proper documentation has been submitted. I would like to start the new year reviewing areas of improvement. An area I see we can use some improvement is in some of our side yards. All side yards adjacent to the streets may be altered pending approval of the DRC but cannot contain any bare spots. Please refer to the referenced guideline below and thank you for your compliance. Section 4.16. Side Yards: Hedges in front of walls must be property maintained, evenly cut, trimmed, and kept in an attractive condition not to exceed the height of the wall. This includes vegetation growing on a trellis. The side yard plantable ground surface shall be covered with a minimum of 40% approved living material. Suitable rock, mulch and comparable material including non-woven, highly permeable soil stabilizing fabric must be used to cover any bare areas in the front or side yard landscaping and be maintained so that no material will run-off when being watered. If bare areas appear, homeowner is responsible to maintain areas in accordance with the guidelines." BOARD MEETINGS ARE AT 2 PM ON THE 4TH THURSDAY OF EVERY MONTH JOIN US THE FIRST THURSDAY OF THE MONTH! Upcoming Coffee with the GM is January 2 at 9 am. Please note: Schedule is subject to change Welcome Committee The SDV Welcome Committee invites you to attend our next New Resident Mixer event on January 22 at 10 am. This is an opportunity for new residents to meet those who have lived here a while and learn more about life here on The Island. We are confident you will enjoy meeting some of our lovely new people. Therefore, we want everyone to feel invited and make an effort to attend. Coffee and goodies will be served. Please sign up at the Front Desk so we can plan appropriately. to call the police to get first-hand information and not information that was relayed to them. Therefore, it is up to the resident to call the police to report any criminal activity directly to the Hemet Police Department. Upon arrival, the Community Patrol Officer shall remain in their vehicle with the engine running, at a safe distance, and will turn ON their emergency lights to disrupt the situation. We need to update this answer to reflect the following information from GSI Post Orders: Crime in-progress: if a crime is detected or reported to the officer; such as a physical altercation, evidence of a break-in etc.; Officers are NOT to call in a crime unless they have witnessed it themselves. It is up to the resident to call the police to report any type of criminal activity that they see or that happened to them or their property. The second call should be made to the officer on duty so they can get all the facts and file a report with the Management office. The officer shall remain in their vehicle with the engine running, at a safe distance, and turn ON their emergency lights in an effort to disrupt the situation. The office shall be prepared to flee the scene if they should feel threatened. NOTE: Please also use the below information provided by Hemet Police Department, as a reference: "Hemet PD will accept information about an incident from anyone, even someone who chooses to remain anonymous. The guards are free to call in about incidents if the HOA gives them permission to do so. However, as you know the dispatcher will query them for a lot of information. So yes, we would always like to witness to all so we can have more accurate, firsthand information. Typically, third party reporters can't provide the level of detail we like to have before responding." General Manager's Message, continued from page 3
