| OHCC LIVING | APRIL 2020 | 3 President's Message By Angela Takemato Hello everyone, and welcome to spring! Hopefully the sunshine will bring forth all the lovely spring blossoms. Items discussed in the Executive session on Mon., March 10 included third party contracts, legal matters, personnel, executive Committee reports, and approval of minutes of prior executive sessions. Contracts approved at that meeting included: Approval of a proposal from AEC, the company that we use as a consultant for our road repair needs. The proposal is to develop revisions to the pavement rehabilitation plan to show required work in upcoming years. The proposal is in an amount not to exceed $6,000, paid from Reserves. Approval of a two-year agreement with San Diego Project Heartbeat for the management and administration of our 7 AED units, including ongoing certification training for our Community Patrol officers in the use of AEDs. Approval of a proposal from Joe Bauer Construction for the demolition of the Lanai structure. The structure's main pillars will be demolished, and the concrete will be leveled off to make a clear surface. This proposal is in an amount not to exceed $20,000, paid from Reserves. We also reviewed and approved several change orders related to the Clubhouse renovation project. Change order number four and five were previously approved by the Executive Committee. Number four was to approve a time extension of five days for the completion of the project, with no added expense. This was due to the noise and dust created while the floor tiles were being removed, and the general contractor had to stop work for five days to protect the health of his workers. Number five was to approve additional electrical outlets and fix emergency exit lighting according to code. This was in an amount of $4,380. Change order number six was a reduction in cost of $5,063.39. This is because the general contractor will not be installing the new front door hardware, it will be installed by the locksmith company. Change order number seven was not approved. Change order number eight in the amount of $1,170 was for additional electrical outlets in the front entry and the reception desk, and rewiring the electrical for the front door openers to meet current code. The Clubhouse renovation project is moving along well. The Design Committee is busily involved in searching for just the right items to finish off the renewed look, with wall art, plants and planters, and other decorative pieces. I think you will be happy! And that's it for my review of actions taken at the Executive session. Hopefully you have all seen the Board's comments related to actions and recommendations surrounding the Coronavirus epidemic. Preventive actions are critical in preventing transmission of the virus. The most important piece of advice is still wash your hands, often and thoroughly! Avoid large gatherings, think hard about taking planned trips. Make the best decision for you! And please stay home if you feel ill. Seek medical advice, but try to stay away from others. And you might think about limiting your exposure to outside entities. Maybe now is not the time to be having crews of remodelers or painters in your house! Stay safe, stay well, and be kind!
