SOLERA DIAMOND VALLEY | JUNE 2020 7 By Edith Reed, Chair Our Emergency Preparedness Advisory Committee is up and running with a full slate of members. The Committee consists of David Allen, Julie Allen, Karen Stepp, Susan Stevens, Bob Stowell, Daniel Mendez, John King and me. Our goals are to be as ready as possible if we have an event, and to advise the BOD of our plans for emergency preparedness. In normal times we meet, have drills and classes to re-enforce knowledge of CERT members and residents. We are meeting via Zoom at this time and continuing to work on planning for the future. When we are back to normal, or at least the new normal, we will continue with classes and drills, at least that is the hope at this time. EPAC COMMITTEE By Ralph Grider, Chair Financial Advisory Committee… What does that represent? Financial! The responsibility of the committee is to analyze the financial statements and financial condition each month. We feast our eyes upon each general ledger account to make sure your dollars are being spent according to the budget. If not, the committee requires Seabreeze and management to account for the discrepancies. Once our concerns have been satisfied, we approve the financials. Some of our conversations can be quite colorful. This is where the term "Advisory" comes into play. Once a year we sit down with management to develop a budget for the community. Management puts together the budget initially, then the committee massages those nasty unforgiving numbers. We are constantly asking what the community needs and what can we afford, a decision that is not taken lightly. Remember, the committee is in the same boat as the residents. We pass these numbers on to the Board for approval with a heavy heart. Another function of the committee is to analyze the Reserve Study. The sole purpose of the study is to make sure we are properly funded. In other words, do we have enough money to maintain and repair all of our assets such as furniture, pool, gym equipment, Lodge, etc. Between the operating (daily cost to run the Lodge and landscape) and reserves (cost to buy new furniture and gym equipment), the budget is developed — thus, the making of your HOA dues, that dreaded bill you receive month. No, this is not conceived in a galaxy far far away. FINANCIAL ADVISORY COMMITTEE
