| OHCC LIVING | AUGUST 2020 | 3 President's Message By Angela Takemato Hello everyone — here we are in August! We wonder where the year has gone, but we also feel as though time is standing still. I hope you are all staying safe and well, and dealing as best we can with the changing COVID-19 situation. Even with all the restrictions we face under this stay at home order, the Board continues to conduct essential business, via Zoom meetings, as necessary. To bring you up to date on actions taken at Executive sessions on July 6, the Board met and discussed legal matters, third party contracts, delinquency reports, and personnel issues. Proposals approved at that meeting included: Due to the extensive knowledge of the community represented by this vendor, the Board agreed to forgo the procurement policy and approve the proposal by Advanced Reserve Solutions, Inc. to conduct a reserve study for the fiscal year ending March 31, 2022, in an amount not to exceed $8,500, to be funded from Operating funds. The study will include an update with a site visit and photographs. We approved the purchase of two new water fountains with bottle filling stations to replace the existing fountains located outside the Mykonos Room and the Fitness Center at a cost not to exceed $2,750, to be funded from Reserves. We approved the replacement of the computer system that controls our in-house channel 1960. The system has been in continuous operation since it was purchased in 2012, and it has failed. So, the purchase is for a Mac tower at a cost not to exceed $11,930, to be funded from Reserves. And we accepted a proposal from JB Bostick to perform the Asphalt Rehabilitation Project 2020 in the amount of $436,584, to be funded from Reserves. We approved two Change Orders for the Clubhouse renovation contract: Number 015 for electrical upgrades as follows: relocate two previously installed chandelier boxes, replace 25 receptacles, add two new receptacles for TVs in the Men's Club and Women's Club, replace lost emergency exit sign at a cost of $2,940, to be funded from Reserves. Number 016 for miscellaneous labor and materials as follows: Eliminating the bar door and making it a pass through, install cabinet pulls (bar), picture hanging, mirrors, shelving, added access panel for fountain, front entry door sweeps, and a credit for the use of the Clubhouse lift at a cost of $1,524, to be funded from Reserves And on June 18, the Clubhouse Renovations Executive Committee approved three more items associated with the renovation project: • The proposal from Building Resource Management to clean and seal the new tile floors, at a cost of $3,470 to be funded from Reserves. We will include a contingency that BRM guarantees protection of the carpet and will repair or replace damaged carpet, if any. • The proposal from American Fence Concepts/Iron Railing for fabrication and installation of a decorative railing Romeo & Juliet balcony installed in the Grand Galleria at a cost of $2,485 funded from Reserves. This item was not included in the original plans for the Clubhouse Renovation Project. • And a proposal from Culligan to install a reverse osmosis water filtration system in the kitchen of the Clubhouse to provide clean water for the Water Wall installed during the Clubhouse Renovation Project, at a cost of $50 for installation, and $49.99 per month, to be funded from Operating funds. So, that brings you up to date on our executive sessions. As I'm sure you are aware, Wendy and her team are monitoring the announcements from the state and the county on a daily basis, and responding to the changes announced. And with our infection levels in flux, unfortunately the authorities have made decisions to close previously open businesses. At least for now, it seems they are permitting outdoor activities, and restricting indoor occupancy. As this changes, you will see changes here in the community as well. As I write this, we are in the process of resuming the bus service, so hopefully this will provide needed relief to those in the community who use this service. So, again, stay well, take your mask with you wherever you go and wear it when you need to, keep up with the social distancing and hand washing protocols, and above all, be happy! Smile even if you do have a mask on, it shows in your eyes!
