To quote Charles Dickens: "It was the best of times, it was the worst of times." Goodbye 2020. Welcome to 2021. Some have said the new year couldn't get here soon enough. Are we beginning a new decade? The Farmers' Almanac says yes, but others believe decades begin in years ending in zero and end on years ending in nine. No matter, we need to look ahead and remember: "The new year stands before us, like a chapter in a book, waiting to be written." Melody Beattie. "What the new year brings to you will depend a great deal on what you bring to the new year." Vern McLellan. This is a time to make New Year's resolutions, such as joining one of our many committees and clubs, welcoming new neighbors as they move in to our community, and maybe attending a Board Meeting. The early part of this year may be challenging (are we there yet?), but we will return to the many activities we enjoy. Our new favorite word is: "Vaccine." It's important that we stay informed as to when the vaccine will be available and the procedures we need to follow. The Board has a responsibility to be pro-active and plan now to avoid future problems. One important element is our streets/ drives. As you know, we own our streets and they are the most expensive asset we have. We have just completed our community- wide paving project, which began in 2018. As part of this work we hired a consultant to examine the existing condition of the asphalt pavement and to provide an estimated repair and maintenance budget for the next 10 years. We have learned that the pavement was constructed in approximately 1996. Typically the designed lifespan of asphalt is about 20 years. Because of timely seal coating and repairs we have exceeded the designed life expectancy. This has allowed us to increase our reserves, in the event a major repair is needed. Various factors affect the condition of our streets, including traffic flow and weather. Another key factor is water which can damage the asphalt. The ARC article in December's Herald discussed how over watering impacts our streets. It provided good advice on how to minimize this problem. We will develop a long term plan to address street repairs. Another goal of the Board this year is to review our Rules and Regulations. This continues the work that has been done recently, beginning with CC&Rs and Bylaws update and revision. Continuing the theme of planning ahead: in early December there was a fire north and east of Reinhardt Canyon. This was the second one in recent years. The fire started about 2 am and was under control by morning because of the quick response by firefighters and air support. This should be a good reminder to be prepared if we are told to evacuate. Making a list of what to take with us is a good start. Although our Emergency Preparedness Committee does a good job of preparing us for an emergency, we need to take responsibility for ourselves and know what to do when and if, at 4 am, we are awakened and ordered to leave our home.
