14 FOUR SEASONS BREEZE | APRIL 2021 JERRY MONAHAN Jerry Monahan, President of the Board of Directors, is running in his third Board election. He has been on the Board for four and a half years, and he wants to put his knowledge and experience to work for what he says will be his final term. "There are exciting new things happening. I want to grow with this Board and follow through with what we are doing. "I have built great relationships and have excellent resources. My history here is valuable. The Board members work well together and with me. They're very supportive. My style is to be respectful but firm. I always want to do what's right for the community even if it might not be best for me. "I work to keep communication open. I invite individual homeowners to bring their questions or problems to me. I am approachable, respectful, and I will always get back to them. No matter the type of communication, I will respond. No problem is too big or too small. I know who to ask when I need information and I will always get back to the person who approached me. Always." Jerry's goal of working with the Board now that KHOV is gone is to ensure that the HOA is treated as a business. This endeavor will put his experience, his resources, his communication skills, his enthusiasm, and his energy to work. "The finances are extremely important. I want to maintain our Reserves at 100 percent or higher. A most important goal is to avoid a special assessment because of unexpected expenses. And of course, I want keep HOA dues low without sacrificing the beauty and efficiency of our community." Jerry's aim is to control costs, not by being cheap, but by being more efficient. "We have implemented a budget review system and a more businesslike way of soliciting and reviewing bids. We are reducing waste. Recently the Board looked at various bids for pest control. We were able to save $30,000 from our current expenditure. "And we have changed some of our longer term contracts. We have a new security company, a new pool service vendor who will service all three of our pools, and our landscaping will now be taken care of by just one landscaping company. These changes will result in more efficient service, better communication, and a significant cost savings. "I have a very comprehensive view of how various aspects of our HOA function. In my years on the Board I have been a liaison to the Finance Committee, the Safety Committee, the Communications Board, the Canine Corral, and now the Ad Hoc Power Out Committee which is looking at emergency preparedness. All of these committees have provided me an education on what works, what doesn't work, which approaches have been tried and discarded, modified, or are working well. "In the quest to be as efficient and businesslike as possible, I am part of a group of HOAs that meets monthly. Sun Lakes, Solera, Highland Springs, Four Seasons - we work together and share relevant information. We want to know how state, county, and city governments will affect us. And we have meetings with the Beaumont City Manager." All of this takes time. A lot of time. How does Frances, Jerry's wife of 56 years, feel about it? "We've known each other for 61 years. She is very supportive and actually encouraged me to run this time." But the support comes with a caveat. "I always make sure we can spend time together and I always do whatever chores I promise to do. And this will be my last run for the Board. After this, my time will be devoted to us, to Fran and me together. And I always keep my promises."
