Repainting your home may cost $1,800 and up, but also yields a 51 percent return of interest at resale (according to Homelights Magazine 2019 top agents' survey). Even painting one wall that looks exceptionally bad will improve the look of your home and could cost less than $100. Maintaining your home equity or increasing the value means more money in your pocket when you sell your home, and we all want to get top price for our home. Easy Ways to Spruce up Your House: • Use our new door and shutter colors to change the appearance of your home. • If purchasing new entry door hardware, consider also replacing or painting the doorbell so everything matches. How about adding a matching door knocker? These items will give your entry a fresh new look! • Update your garage by changing the design window panel at the top of many garage doors. This can be done by removing the design and leaving a rectangular pane of glass. • Change the color of your garage door using the colors in the approved color scheme book. • Change out pots containing faded or dead plants. • Repaint ledges or caps of walls that have become discolored. • Add a fountain to your courtyard or backyard. Enjoy the lovely, relaxing sound. Home Maintenance: What is it? It is just keeping an eye out for the little things and making sure they do not turn into bigger things. • Fill driveway and walkway cracks. Resurfacing cracks means fewer large repairs. • Trim trees, especially if they go into your neighbor's yard. Be a good neighbor; you may love your tree, but your neighbor may not. What is considered general maintenance? According to our guidelines (General Maintenance, section 14.6, page 50), the following must be maintained: all exterior surfaces, roofs, all exterior lights, lighting fixtures, driveways, walkways, gates and fences, patio and patio decks, deck coverings, balconies, windows, screens, locks and doors. ARCHITECTURAL CONTROL ACCESS CONTROL By Bruce Hartwig, 696-5115 The Access Control and Safety Committee is an advisory committee to the Colony Homeowners Association Board of Directors and the General Manager relating to all issues of community access and safety of residents and visitors. In the event of a major disaster, our committee will work hand-in- hand with the Emergency Preparedness Committee to assist in maintaining the integrity and safety of all Colony residents. Our function is to evaluate access control and general safety of The Colony and the effectiveness of Community Patrol. We receive monthly reports and statistics from Community Patrol (Nordic Security). These reports include traffic enforcement, emergency responses and incident reports. The monthly report from Community Patrol indicates the following activity and violations that Nordic Security responded to and/or assisted in keeping with the safety and welfare for the Association: A total of 22,462 gate entries were recorded, consisting of guests, recreational vehicles, vendors and golfers. The duties it performed were the following: barking dogs, welfare checks, broken water lines, trespassers, tailgating, car accidents, stored vehicles, improper signage, trash can violations, issuing citations for speeding and failure to stop at a stop sign, medical emergencies, parking violations, illegal use of gate procedures, noise violations, and disorderly conduct. Community Patrol observes 20-30 open garage doors a month during the late evening hours through early morning and places calls to the residents to remind them to close their garage doors. This is a safety issue, so please remember to close your garage door upon entering/leaving your residence and double check that it is closed before you retire for the night.
