I want to sell my home, but what if I can't find a new home to buy? By implementing a "Contingency" for replacement property into your contract, buyers agree to provide flexibility of the escrow period to line up with your new home purchase or close the sale freeing up the funds you may need for your purchase and offering a "rent back" (often at little or no cost to you). To compete in this current market, buyers are more willing to negotiate favorable terms for sellers in order to get their offer accepted. Should I obtain an appraisal before contacting a Realtor? It is not necessary to pay for an appraisal up front; a competent agent will provide local market data (the same data an appraiser will use to establish value once your property is under contract), compare and contrast upgrades and improvements, and help you establish a list price for your home. Appraisals are for the benefit of the bank issuing the loan to verify that the value of the home supports the contract price. Real estate can be complex; it is important to lay the groundwork before you list your home. Select an agent who will analyze your needs, offer advice, and ensure the smoothest transaction possible for you. If you have legal questions about real estate, you should contact an attorney.
