| OHCC LIVING | MAY 2022 | 3 President's Message By Greg Kusiak, President (2021-2022), Board of Directors The 2022 Easter season and the 5782 Passover season are now behind us. We hope that everyone who recognizes and celebrates these occasions had wonderful experiences with family and friends. For those who celebrate more secular events, the 2022 San Diego Padres baseball season has begun. Although their opening day in Arizona ended very embarrassingly, their home opener was a resounding success. Fans are hoping that their beloved El Nino will return by July and there will be many exciting victories this season. Despite the loss of San Diego's NBA and NFL franchises, our sports world is growing. The hockey Gulls, rugby Legion, soccer Loyal and lacrosse Seals are reportedly all doing well. U.C. San Diego's men's basketball Tritons has become the area's third NCAA Division I program, joining University of San Diego's Toreros and San Diego State's Aztecs. New 35,000-seat Snapdragon Stadium is expected to open in the fall with SDSU football, and to host many other outdoor sporting events in the future. We are a part of that growth here at OHCC. The pronounced popularity of playing pickleball (try saying that three times fast!) continues. We are happy to announce that the contract for the new court lighting has been signed and there will soon be 28 new LED lights installed to replace the original fixtures for tennis and pickleball. The new lights will enhance the visibility for play, bringing it up to national standards, and they will pay for themselves over time due to dramatically lower electricity use and longer expected life. We expect the work to be completed before the heat of the day drives the bulk of play into the evenings. We continue to work on the Clubhouse heating, ventilating and air conditioning systems (HVAC). Despite what you may have heard, all Clubhouse air is filtered with at least a MERV 8 filter and all systems bring in a portion of outside air. Professional consultation is being sought for a full evaluation and to develop a complete plan for future upgrades, but such independent experts are currently as busy as one- armed paper hangers. It is doubtful that it will be financially feasible to create an antiseptic environment, but assuring that our Clubhouse remains a safe public place in the future is within our reach. We are currently waiting for approval from the City of Oceanside to begin construction of the lake. Meanwhile, the new irrigation system is being used to water all of the new grass installations. Growth has spurted recently as the days grow longer and the nights grow warmer. In a few short months, it should be playable! In the meantime, please STAY OFF THE GRASS! The installation of the electrical service to the lake and the well is currently out to bid, and we expect to award the contract in early May. We owe a debt of thanks to the Technical Oversight Committee — Directors Bellomo, Fisher and Lopez — for their hard work in getting us to this point. Those of you who have lived here for five years or more will remember that many of our slopes were once covered with "red apple frost plant" aptenia succulents. Sadly, these plants so widely used in San Diego fell victim to a mildew disease, and it is virtually nonexistent within OHCC today. We have spent hundreds of thousands of dollars over the last few years to replace and repair this damage and other aging landscape, and we still have a long way to go. We have given priority to those areas most visible to the entire community. As we work our way toward those areas seen only over residents' back walls, we now must contend with the extreme drought conditions in our area and the expectation that it will worsen over time. We simply do not expect to have access to the water, let alone be able to afford it, to re-landscape those areas with anything other than very water-wise plants. Our Landscape Committee will have its hands full coming up with recommendations to address these issues in a cost-effective way. Please continue to extend your patience to them and to Kathy Guzman, our newly appointed Landscape Director. The Board met in its Regular Monthly Session on March 17 and took the following actions: • Approved the Minutes of the meeting on Feb. 17 • Approved the Report of the Executive Finance Committee for Feb. 16 • Accepted the abbreviated Financials for January 2022 • Approved fund transfers exceeding $10,000 • Authorized recording of liens on Separate Interest accounts #1216058111 and #1216035501 Continued on following page
