10 | Four Seasons Hemet Herald | SEPTEMBER 2022 | Did you know that the ARC Committee consists of five homeowner volunteers whose task is to review Landscape and Outdoor Architectural modifications from individual homeowners as mandated by the Community Conditions, Covenants and Restrictions (CC&Rs) conditioned upon all homeowners, residents and tenants? In addition, the committee includes two Board of Director members (also homeowners) and an Architectural Staff Assistant who works with both the Homeowners and ARC Committee. The ARC's focus is to achieve high aesthetic design standards that are consistent with established CC&Rs, Rules and Regulations, and Architectural Standards and Regulations (ASR's) which protect your property values while allowing for personal preference and style. Applications reviewed through Aug. 1, 2022 Year-to-date, the ARC has reviewed 143 applications (average of appx. 20 per month). With the current trend, we can expect to review 233 applications. It is interesting to note the types of applications reviewed: 55% of all applications consist of painting and landscaping. • Painting = 41 • Landscaping and Artificial Turf = 36 • Solar = 17 • Tree Removal and Replacement = 12 • Gates = 8 • Patio Covers = 6 • Other Items = 23 (driveway extensions, doors, light fixtures, window tinting etc.) Despite the current economic challenges we are facing, the homeowners continue to invest in improving their homes. If we consider a minimum amount of $1,000 per application, we can expect a conservative estimate of $233,000 investment within our community. The ARC Committee would like to thank homeowners and residents for their interest in their homes and community. Additional Tips for Plan Submittal 1) Review the ARC Standards and Regulations pertaining to your particular project prior to submitting any plans. If you need a copy, please contact the Architectural Assistant Maria Donti. 2) Current applications can be obtained at the front desk inside The Lodge or from Maria Donti. 3) Exhibit B of the application (Neighbor Advisory): this form is meant as a courtesy to inform your neighbors of the scope of the work that will be performed based on approval. The normal process is to have the neighbor sign the form in acknowledgment. Because of health concerns regarding COVID-19 or other health issues, the homeowner can simply call or email the neighbor and document the effort on the form. 4) DO NOT MAKE ANY CHANGES OR ALTERATIONS UNTIL YOU HAVE RECEIVED AN APPROVAL LETTER FROM THE ARC. If you are not sure if you need an application for your project, ALWAYS ASK FIRST. 5) The homeowner, (NOT THE CONTRACTOR), is responsible for submitting the application and ensuring the work has been completed in accordance with the approved application.
