ACCESS CONTROL & SAFETY By Bruce Hartwig, 696-5115 The Access Control and Safety Committee is an advisory committee to The Colony Homeowners Association Board of Directors and the General Manager relating to all issues of community access and safety of residents and visitors. In the event of a major disaster, our committee will work hand-in-hand with the Emergency Preparedness Committee to assist in maintaining the integrity and safety of all Colony residents. Our function is to evaluate access control and general safety of The Colony and the effectiveness of Community Patrol. The Access Control Committee receives monthly reports and statistics from Community Patrol (Nordic Security). These reports include traffic enforcement, emergency responses, and incident reports. The monthly report from Community Patrol indicates the following activity and violations that Nordic Security responded to and/or assisted in keeping with the safety and welfare for the Association. Security Statistics for August 2022: • 22,028 Jackson gate entries • 6 Property/Residents checks • 25 Stop sign violations • 3 Speeding violations • 29 Medical, fire and police incidents • 33 Various parking violations • 83 Trash can violations • 28 Garage doors open • 44 Miscellaneous incidents Keep your fingers crossed that our rainy season is approaching. This is the time to clean out your rain gutters before they stain your stucco with rust or dirt marks. Another area to focus on is your wrought iron fence. Now might be the time for a new coat of paint. Even though your wrought iron may only be a year or two old, look at the bottom cross bar. Do you notice white marks? This is the beginning of the loss of the protective paint coating and an opening for rust to begin and spread. Quite a few homeowners are replacing their windows. While it is an expense, remember, 30-year-old windows do not keep out the cold of winter or heat of summer. In 2021, Zillow listed the "best bang for your buck" home improvements. The article, "Best Improvements ROI," listed the following six: 1. Garage door replacement 2. Manufactured stone veneer 3. Deck and/or patio improvements 4. Minor kitchen remodel 5. Entry door replacement 6. Window replacement You do not have to spend a lot of money to make your home more appealing to buyers. Three low cost "bang for your buck" are: 1. Paint your front door. 2. Paint the exterior of your home. 77 percent of agents, per Zillow, recommend sellers paint their home. 3. New lighting. Replace any fixtures inside or out that are dated and/or worn. Minor repairs before selling were replacing broken mechanics, i.e., appliances, heating/cooling. Why not fix up your house now and enjoy it before selling?
