| SUN LAKES LIFESTYLES | OCTOBER 2022 | 17 Sun Lakes Committee Reports Master Architectural Compliance with Sun Lakes Country Club Rules and Regulations when making improvements to your home. Sun Lakes Country Club HOA encompasses 1,000 acres and 3,327 residential units within its enclosure. (Article 1). The Boards of Directors for the Master Association and Sub Associations are empowered by their respective governing documents to enforce established Rules and Regulations. (Article 1) These Rules and Regulations were established to ensure an orderly and pleasant community, a high standard of living and a means to protect, preserve, and enhance property values. (Article 1) The Master Architectural Committee (MAC) administers the Architectural Standards and Guidelines for the community. It is therefore necessary to obtain the MAC's approval for all exterior architectural improvements before any work commences. (Article 1) Any owner making unapproved external changes will be liable to the Association for the cost of removal and/or restoring unapproved changes to their original condition. (Article 1) Strict adherence to the Architectural Standards and Guidelines will ensure avoidance of potential problems and needless expense. The Association ensures compliance with exterior home improvement rules and regulations by the HOA's Compliance Inspection Policy. 1. Homeowner-requested inspection. An owner may request a voluntary inspection at any time by submitting an inspection request form and payment of $50. A voluntary inspection will take place within 21 days. An expedited inspection can be requested for an additional fee. If you are planning to sell your property, you may want to request a voluntary inspection so you will have an opportunity to cure any violations before the sale of your property. (Article V Sec 5.05(1). 2. Presale inspection. Upon a request from an owner, owners or buyers authorized escrow company pursuant to CA Civil Code Sec. 4525(a)(5); the association shall schedule an inspection of the property within seven days. (Article V Sec. 5.05(2). The inspector will note all apparent violations of the governing documents. If violations are found for unapproved improvements, the owner is required to secure approval through a home improvement application to the Master Architectural Committee (MAC). (Article V Sec. 5.05(4)(a). If there is insufficient time for the violation to be corrected before close of escrow, the owner must enter into an agreement with the buyer and the Association to bring the property into compliance. (Article V Sec. 5.05(4)(b). Any owner who requests and receives an inspection report that indicates violations will be given a reasonable period to correct the violation before the Association commences enforcement action. (Article V Sec. 5.05(4)(c). 3. Involuntary inspections. The Association may also inspect the exterior of a homeowner's property, at any time, for compliance with the governing documents, and may take such action as is appropriate if a violation is observed. (Article V Sec. 5.05). Planning and Compliance does routine exterior inspections of all properties and if a violation is noted, the owner is notified to correct the violation. Failure to correct exterior violations can result in fines or a compliance assessment (Article X Sec. 10.02(4). We have many new westerns in addition to mysteries/thrillers, romances, non-fiction, large-print, and audio books. When you want to read or listen to a good book, come and browse our collections or see the new books first by volunteering to shelve occasionally. We accept some donations. Please consult the notices in each clubhouse for locations outside Sun Lakes where books can be donated.
