| OHCC LIVING | DECEMBER 2022 | 3 President's Message By Greg Kusiak, HOA President (2022-2023) For those of you who have been frantically searching the November issue of Living for my report, there wasn't one. My apologies to you, but I was overseas prior to the submission deadline. I'll try to catch you up with this December issue. Thanksgiving and Black Friday are now behind us, and the other seasonal holidays are closing fast. We had a wonderful Veteran's Day celebration on Nov. 11, including attendance by our resident World War II veterans and a tribute to the many women in OHCC who have served in our military. There are numerous parties planned for the Clubhouse over the next few weeks. As always, we thank our Clubhouse staff for their help in making these events a success. Please remember that contributions are being accepted at the Clubhouse front desk for the holiday fund, our way of showing our appreciation for the many people who enhance our lives here. The elections are now over — sort of! (Remember the good old days when there was an election with a result in less than 24 hours and then we moved on?) At least for now, all of the candidate signs should be removed from our homes and landscapes and we can get back to savoring all of the things we share rather than dwelling on our differences. Regardless of your favorite political flavor, I am pleased to say that my Marathon Way neighbor, 5th District County Supervisor Jim Desmond, will serve an additional term. Jim is a dedicated advocate and as a resident and property owner here is keenly aware of the interests of our Association. Money fell from the sky in early November! No, we didn't have a winning lottery ticket; we had much needed rain. Considering that we need the equivalent of 40 inches of annual rainfall on our golf course, each inch of rain that falls from the sky reduces our water costs by 2½ percent or about $19,000 when you consider the rest of the common area. In addition, clean rainwater flushes out the buildup of mineral salts in the shallow roots of the grass. For any of you who can do a good rain dance, you are encouraged to do so — and please do it more often! As you will hear when the Lanai Committee gives its report, we are making excellent progress toward a permanent and dollar-smart structure. With the inflationary pressures and the toll they have already taken on the golf course renovation, we are very sensitive to costs and to the state of our reserves and are carefully managing our cash flow. We want to remind our Members that one reason we say we are in good financial condition is that we are aggressively funding our reserves. We put a minimum of $120,000 each month into our regular reserves and another $25,000 into the capital improvement fund, so with interest that's about $1.75 million dollars this fiscal year alone. The capital improvement fund is a single, multi-purpose pot of currently more than $1.2 million. Much of it presently is committed to completing the lake and the well. However, the delays which are so vexing to us have a small, silver lining—they are giving us longer to build up the money to also complete the lanai. While it remains to be seen exactly how all of this plays out, we are optimistic that we can get it all to fall into place--or "walk and chew gum at the same time" as they say. Hopefully everyone who is interested in our existing monitored alarm system has marked Wed., Nov. 30 on their calendars. We are having a Town Hall-style meeting to answer questions about the changeover which will occur on April 1, 2023. Residents are encouraged to inform themselves about services like Amazon Alexa Guard, Frontpoint, SimpliSafe, and Google's new home security service in addition to traditional hardwired vendors like ADT. Each home's preferences for the level of security, cost and complexity may be different. Remember that those who wish to keep their existing system just as it is by contracting with a new monitoring vendor may do so. The Regular Monthly Meeting for September was held on Thurs., the 15th and the following actions were taken: • Approved the Minutes of Aug. 17 • Approved the Minutes of Aug. 18 organizational meeting • Approved the report of the Executive Finance Committee meeting of Sept. 1, fund transfers exceeding $10,000 and abbreviated financials for July • Deferred action on the solar feasibility study pending further information from bidders • Received the minutes of Construction Team meetings and approved posting them on the website • Appointed Michael Hall and Craig Mills to the Architectural Review Committee • Appointed the following committee liaisons: • Director Kuhlman as the liaison to ARC • Director Lopez as the liaison to the Audio/Visual, Golf Course and RV Lot Committees • Director Michaels as the liaison to the Community Image and Marketing Committee • Director Collins as the liaison to the Community Service Committee • Director Gorman as the liaison to the Landscape Committee • Appointed Directors to serve on various committees as detailed on the website • Adopted a resolution revising the composition of the Citation Review Committee and appointed Directors Goldwasser and Gorman to serve on the Committee • Created an Ad Hoc Handbook Update Committee to be chaired by Director Michaels • Approved a series of grand opening events for the butterfly sanctuary • Discussed the issue of visitor misbehavior, particularly at the pool in the summer • Approved the purchase of posts and protective screens to be billed back to the golf course renovation contractor • Authorized repairs to the casa by maintenance staff • Approved the purchase of an updated television for the HOA Continued on following page
