| SUN LAKES LIFESTYLES | AUGUST 2023 | 3 Summer has officially arrived and with it we should all be enjoying our beautiful swimming pools to keep us cool. Please make it a point to stay hydrated at all times. The new ice machine at the Main Clubhouse pool is up and running and a big hit with residents. Summer poolside food and beverage service at the Main Clubhouse pool is another great amenity to return to our community. There will be service on Fridays and Saturdays from 11:30 am to 2:30 pm. The Board has hired a consultant to assist us in renegotiating the contract we have with our management company, FirstService Residential. It is of the utmost importance to the Board that we do our due diligence in obtaining the best possible contract, as it is our number one goal to save money for our community. With that being said, budget season is upon us and our focus this year will be on keeping the assessments as low as possible. There will be special budget town hall meetings which will be well advertised. We encourage all homeowners to attend. The construction of transforming the Sandwedge into a Sports Bar is underway. This project began on July 8 and is expected to be completed in September. Funding for this will be from our Capital Improvement Fund. If you have noticed, the City of Banning Police Department has begun patrolling our community at various times. There is no set schedule and this service will have no additional cost to SLCC. Happy Hour on Wednesdays and Thursdays continues to grow weekly. This is proving to be a boost to our Lounge revenue! Net sales in May, 2023 have doubled those recorded in May, 2022. This is encouraging as we get closer to the Lounge expansion. The HOA Reserve Study, which takes place every year and is on site every other year, is on site this year. The purpose of a reserve fund is to repair, replace, restore, or maintain the major common area components of our infrastructure. All associations are required by civil code to complete a reserve study. The contracted analyst for this year was instructed to be practical and prudent with large projects as much as possible. Please remember to attend the listening session with members of the Master Board on the first Monday of each month at 3:30 pm. In August and September this meeting will be held in the Lounge. The next listening session will be Mon., Aug. 7. If you have concerns or suggestions, you do not have to wait for the monthly Open Session to address an issue. Please go on the Sun Lakes website and click on the "Message to Management" icon. Management will contact you within 48 hours. There was a small glitch at our Fourth of July celebration. The community had a power outage and there was frustration felt by many. This was quickly solved as staff and volunteers made minor adjustments and pitched in to troubleshoot problems.
