Sun Lakes is fully booked with festivities throughout the month including District holiday parties, club luncheons, and several private parties. It's delightful to hear the laughter and feel the joy in the air that's so indicative of the Sun Lakes spirit. The annual tree lighting ceremony is on Fri., Dec. 1 at 4:30 pm in front of the Main Clubhouse. Thanks to all the Districts for the wonderfully decorated holiday trees that line Country Club from the main gate up to the Clubhouse as well as the main gate into the northside of our community. The Holiday Wish program is back on Dec. 11 and the New Year's Eve party is on Sun., Dec. 31 in the Ballroom. More information on both of these is available through the Recreation Department. There is a special election this month regarding the new homebuyer's Replenishment Assessment for the Reserve's Repair and Replacement account. This account is used exclusively to repair or replace existing assets. All current homeowners pay into this fund monthly through the HOA dues. Due to rising costs and inflation, the cost to repair or replace something has increased dramatically over the past years, which means the contribution into the Reserve fund continues to increase. The increase for 2024 was a whopping 25.71 percent which was the biggest driver behind the monthly dues increase. In order to maintain our beautiful community, this money will come from somewhere, either with another significant increase to the amount each homeowner contributes through their monthly HOA dues or through a one-time, new homeowner assessment. This assessment costs the current homeowner nothing and is only paid by new homeowners. Ballots were mailed in November and are due back by Dec. 7. If you haven't mailed yours yet, please do so no later than Dec. 2 or hand carry them to the ballroom between 8 and 9 am on Dec. 7 when the votes will be counted. It's your choice. Your vote is crucial. Please vote! During the past year this Master Board has been focused upon enhancing our common areas and the overall community. Some of the examples of their accomplishments are as follows: • Upgrading the carpeting, painting and new chairs for the Main Clubhouse Ballroom • New tables and carpeting for the Billiards Room • New pickleball complex – funded by CIP, Capital Improvement Fund • New shades for the Bocce Courts - funded by CIP • New ice machine for the main pool - funded by CIP • Renovation of the Sandwedge Bar & Grill - mostly funded by CIP • New TVs for the North and South Clubhouses - funded by CIP • New chairs for the North and South Clubhouses • Planning for the Lounge expansion which is scheduled for next year - mostly funded by CIP The majority of these projects were predominantly funded by our Capital Improvement Fund which has no impact upon our monthly HOA dues. This Board is dedicated to maintaining and enhancing our beautiful SLCC community. We will ensure that Sun Lakes continues to be one of the premier Country Club retirement communities in California. The golf courses will remain private, the amenities will be top shelf and we will continue to be a safe, beautiful and affordable community. This is due to the efforts of not only your Board but also all our amazing community volunteers; our Delegates, committee members, club boards, and all those who volunteer for our community activities and events. We are blessed to have so many residents serving and helping others here at Sun Lakes. "The best way to find yourself is to lose yourself in service to others." Mahatma Gandhi Bob Walter, Randy Robbins, Beverly Simmons, Lori Hazelton, Gary Burkel From the Master Board After receiving a few comments at the beginning of the year on the first draft of the updated Rules and Regulations, the Ad- Hoc Rules and Regulations Committee reconvened and went through them again taking in consideration the comments that were made. The Draft has been completed and Legal has had a chance to go through it and weigh in. It was on the Nov. 15 agenda for the Board to approve to distribute to the community for a 60-day reading. It will then be placed on the January Open Session for final approval. The Draft will be available on the website under Community Info > Governing Documents > Sun Lakes CC > Rules and Regulations.
