The General Operating Account. This is the working account; all income goes into it and all expenditures come out of it. It's the account with the checkbook. 2. The Repair and Replacement Account, generally referred to as the Reserves. This is a holding account for money that is allocated to repair or replace anything that already exists - think A/C units, road repair, tree trimming etc. 3. The Capital Improvement Account, also called CIP. This, too, is a holding account for money that is allocated to build or buy something we've never had before – think the Pickleball Courts, additional ice machines, new shades over the bocce courts etc. While these are referred to here as "holding accounts," that money doesn't just languish in there. It is invested in a variety of short and long-term holdings with minimum risk until it's needed – think CDs, T-bills etc. When a project is scheduled to begin, monies from the appropriate account, Reserves, or CIP are transferred into the general operating account and paid from there. you can access the Sun Lakes website from your cell phone? It's free and available for both iPhone and Android. that in the past few months the HOA has been fined repeatedly by Waste Management for inappropriate items in our trash collections? These inappropriate items are usually furniture or some other bulky item that has been thrown over the fenced trash bins by a homeowner. Did you know that WM offers Bulky Pickups for things like furniture, mattresses, refrigerators several times a year – for free? Just call or go online to wm.com to schedule and save the HOA from incurring extra charges. The Master Board has taken a proactive step to transition the SLCC HOA administration to a Governance Model (GM). To accomplish this, an Operational Policy/Process Assessment (OPA) task force was formed to support and assist in the transition to the GM. Information about this initiative was discussed in the November 2023 issue of Lifestyles. The objective of the initial phase of this project is to research, identify, analyze, and organize any existing SLCC policies and processes. This phase includes meetings with SLCC leadership. The consultant leading this project, Karen Conlon of Sequoia Grove Consulting, conducted two meetings which were attended by invited members of the Master Board, Delegate Assembly, Sub-Associations, committees, and representatives of FirstService Residential. The active participation of these members is essential to ensure that existing policies and processes understood. Additionally, Conlon conducted a project orientation and planning session with the OPA task force which has been meeting with those involved. The Master Board will review and approve a comprehensive set of governing policies and processes that encompass all aspects of SLCC's executive and operational functions. It's important to note that the objective is not to alter fundamental roles and responsibilities of our HOA organization, but to provide a more modern and effective approach to preserve and lead our community. Governance Model and Operational Policy/Process Assessment
