18 FOUR SEASONS BREEZE | JANUARY 2024
By Barry Ginnetti
Significant responsibilities are inherent when an individual is
elected to a position on the HOA Board. This is not a popularity
contest such as high school or college student council elections. The
Board members of the Four Seasons HOA are essentially running a
corporate business operation with a yearly budget of $5.5M and over
$10M reserve assets.
I do not take for granted the enormity of this responsibility.
The actions of the Board affect the 1,853 homeowners as well as
each Board member, who are also homeowners. Obligations are
associated with these responsibilities. My regular duties involve
a great deal of prep time and several recurring monthly meetings
which are essential to managing the business of the HOA.
In addition, special meetings may be necessary depending on
the issue. The following are examples of special meetings that
have occurred in the last 12 months: Solar Agreement; Ad hoc
Appreciation Committee; Earthquake Insurance for Springdales;
annual budget process; Strategic Plan; Town Hall meetings; builder
defect suit.
These meetings are often of short notice and may require
numerous follow-up sessions and presentations for homeowners.
For example, the annual budget planning process occurs over a
three-month period (Aug. – Oct.) involving frequent meetings to
review new contracts, utility increases, and reserve funding to fine
tune the budget for Board review and approval in November each
year. On average, a Board member will spend a minimum of 36 – 40
hours per month in performing their duties.
As noted, a Board member has a busy schedule. You may ask
why would anyone want to participate in these activities? It comes
down to two main attributes of an individual and their success — a
passion to give to your community and a commitment to accept and
perform these responsibilities.
Lastly, it must always be remembered that the decisions made by
each Board member should always consider their value or betterment
for the community and not the individual.
As a side note, another reason that I enjoy being on the Board is
the opportunity provided to meet more of our neighbors and fully
experience our wonderful community.
