Happy New Year! | SUN LAKES LIFESTYLES | JANUARY 2024 | 3 Happy New Year! Hopefully, you all enjoyed the holiday season with family and friends. But wait, we live in SLCC, so we can enjoy ourselves in this amazing community all year long! If you haven't yet, come on out and enjoy our state of the art pickleball courts, the new bocce shades, the new Sandwedge Bar & Grill, our two beautiful private golf courses, join our many clubs and groups and all of our many amenities. The special election mentioned last month was held on December 7th. With the affirmative vote, the new homeowner's Reserve Replenishment Assessment will be implemented. The measure passed by an approval rate of 86.9 percent. The date of recordation will be in January and the assessment will be effective as of that date. With this implementation we should see approximately $400,000 annually towards the Repair and Replacement account on our reserves. This will give this Board and future Boards the opportunity to continue to maintain and enhance our facilities while keeping monthly assessments reasonable. Monday Night Football in the Sandwedge Bar and Grill has been a huge success. Thank you to the Restaurant and Lounge Committee, Restaurant staff, and all involved in making this successful. Be on the lookout for future events coming to the Sandwedge Bar and Grill. Besides Lifestyles, check our Channel 97, Good Day Sun Lakes, posters and flyers in the Main Clubhouse. The upcoming Lounge expansion is in the architectural stage and the permitting process at this time. The next step is the Request for Proposal to be sent to interested contractors. The current goal is to begin the physical work in late January. The construction time line is expected to be three to four months. During the construction the Sandwedge Bar and Grill and a portion of the Restaurant will remain open for service. The Board is in the final stages of approving the new contract with FirstService Residential. This will be the first time in five years that we will have a new contract. The contract will include a significant reduction in costs, approximately $159,000 as well as more accountability and adherence to our annual budget. We anticipate this one year contract to be effective in January. The Banning Pointe Warehouse Project court hearing has been continued until Jan. 31. We want to thank the Pass Action Group and continue to support them in their efforts to prevent this warehouse project from ever being in our neighborhood. By voting for and approving the Reserve Replenishment assessment fee, SLCC will be able to remain beautiful, safe, affordable and one of the premiere retirement communities in California. The Board would like to thank all the delegates and members of our community that voted for and supported this very important ballot measure.
