GENERAL MANAGER'S REPORT
FYCC What does the acronym FYCC stand for? It stands
for the Front Yard Cost Center, which comprises 556 homes
that the Association maintains the front yards for. Originally,
the builder envisioned that all the homes in the community
would have front yards maintained by the Association. With
the market downturn in 2008, however, the builder changed
the plans for the community so only homes in Phases A and
B have their front yards maintained by the Association. There
are some questions from time to time on what the Association's
responsibilities are and what the owners' responsibilities are.
The Association has an easement in the CC&Rs to maintain
the softscape. That means that the Association is in effect
just the gardener for those homes and maintains the turf,
trees, and planter areas. Plumbing, drains, and driveways are
all hardscape and still the responsibility of the owner. If an
owner wants to have some flexibility for their planter, they can
become a Green Leaf home and maintain their planter, with
no reduction in the FYCC Assessments. Detail work, such as
trimming shrubs, weeding planters, getting leaves up, etc., is
only done once per month.

2024 BOARD ELECTION The 2024 Board Election officially started on
Jan. 8. The Annual Meeting will take place in May. If you want to run
for one of the four open seats, Board nomination applications are due
by Wednesday, Feb. 7. For more information throughout the election

DOLLARS AND CENTS At the December Board meeting the following
projects and bids were approved:
• Summit Spa Lift replacement - $8,366
• FSC/Breckenridge Corners - $1,120
• Potrero & Highland Plantings - $6,706
• Edison Easement Grass Replacements - $525
REMINDERS A reminder I give at each Open Session Board Meeting
is to slow down. Once you are home behind the gates, speeding or not
stopping at stop signs will only "save" you a few seconds of time. Speed
limits are 30 mph on the Circle, 25 mph on all side streets and 15 mph
in parking lots. Please slow down and drive responsibly. Also please
use the sidewalks if you're a pedestrian and wear visible clothing when
it is dark outside.
