| LIFE IN SOLERA | FEBRUARY 2024 | 5 When you do anything outside your home, you need to complete a Homeowner Improvement Application (HIA). Diagrams, location, size, color, dimensions, photos, materials being used are a big help for the committee to understand what you want to do. The committee meets the first and third Tuesday of each month. Your application needs to be handed in to the office by 10 am the Friday before the Tuesday meeting. The committee evaluates each HIA. The committee rules your HIA as follows: Full Approval - everything conforms to the Guidelines. Approved With Stipulation - everything is good, but the committee wants to make sure the Guidelines are followed. Example - planting a front yard tree - must be 5' tall from the top of the 15 gallon container. Another example - the landscaping needs be 50 plants/50 hardscape after two years. Pending Additional Information - the application does not contain all the information needed to be approved. Example - the application states that you are planning to re-landscape the rear yard with drought tolerant plants and that is all you write. A diagram of where the plants will be, what species of plants, how many, where the drainage is would have benefited the committee in approving your HIA. Denied - you want to do something that is not allowed in the Guidelines. Examples - install a 25' flagpole (20' is max), install a barbecue next the fence ( 5' minimum from any side or rear property line), or install a front courtyard wall 3' in height (30" is max). You are notified of your HIA ruling the Tuesday afternoon of the meeting. You can pick up your permit in the office the following Friday after 10 am. If you do not pick up the permit on Friday, it is mailed. When the project is completed, return the permit to the office. A committee member will inspect the project. This is done by driving by, except when permission is needed to go into the rear yard. You are notified if you do not pass inspection.
