| Four Seasons Hemet Herald | MARCH 2024 | 9 Get Your Mind in the Gutter! All our homes have gutters and downspouts. The Architectural Review Committee is providing this information to help you maintain them safely and avoid costly repairs or replacements that may require Committee approval. If your home has tree limbs with leaves or needles hanging near or over your roof, it is very important that you periodically check that the gutters and downspouts are clear and in good repair. This is something that many of us probably don't think about until there is a problem because it rains so infrequently that we may not notice or look up outside at the gutters. Keeping gutters and downspouts clear of leaves, needles and branches is the homeowner's responsibility; not a neighbor with a tree, not the HOA on common property, not the Golf Course. Water that enters, runs over the gutter, or stays in the gutter or downspout can, over time, damage your home. The wood under the gutter or the roof tiles can rot, and water may even enter your home. Accumulated leaves and needles in gutters are often very unsightly for people walking or driving by your home. Remember, keeping gutters clear, like everything else about the home, is the homeowner's responsibility. Many homes at Four Seasons are not occupied year-round by their owners. If you have someone checking on your home in your absence, you should have them keep an eye on your gutters. Some homes are rented to others. You should have a lease which includes a provision that expresses your expectations about the renter's responsibilities. This would be a good place to include gutters. You can check your gutters and nearby roof by visual inspection from the ground, observing the gutters for accumulated debris and overflow, and the downspouts for proper flow during a heavy rain. You may be tempted to place a ladder on the gutters and go up to see or clear the gutters. This is not a good idea. Removing the clutter can be very difficult and make a mess over other landscaping. More importantly, your weight on the ladder may damage the gutter. Even worse, you could fall and severely injure yourself. Consider hiring someone with the knowledge and skills to do this. Remember, painting or replacing gutters or downspouts does require an application to and approval by the Architectural Review Committee. Architectural Review Facilities Committee As we emerge from an unusually wet winter and usher in another wonderful spring season, it's a great time to look around with renewed appreciation of the beautiful community in which we live. From the Clubhouse, pool, exercise building, and recreation facilities to the well-maintained streets and beautiful landscaping, we truly have a lot to be thankful for and proud of. But the physical beauty and great condition of our 20+ year old community didn't just happen on its own. A motivated and engaged HOA Board, excellent management team and tireless volunteer resident committees all work together to ensure that our community remains a great place to live while also remaining financially strong and fiscally responsible. The Facilities Committee is a key part of that process. The committee conducts monthly inspections, and evaluates the need for repairs, maintenance, and replacement of items (big and small), as may be necessary and prudent. The committee works in concert with other committees and creates ad-hoc sub-committees to evaluate specific projects that may require more in-depth study and analysis to come up with a suitable resolution. Along with management staff, the committee then makes appropriate recommendations to the HOA Board for their review as the elected decision-making body. In the recent past, some significant major completed projects include: 1.) New exterior painting of The Lodge, Spa building, and Gatehouses; 2.) Street repairs in the Legends, and 3.) Installation of cart/bike lanes along Four Seasons and World Cup to improve resident safety on our two primary streets. Some projects currently in progress or planned for this year include refurbishing of The Lodge front fountains, and pool surface refinishing after the summer/fall swim season. Finally, it's important to re-state that resident input is always valued and appreciated as our community will always be better off with an active and engaged community.
