Majestic Asset Management: On March 25, 2024, a hearing will be held in Riverside Superior Court to request the judge award legal fees to the Association for the Fraudulent Conveyance litigation. Fraudulent Conveyance Litigation: So far Majestic Asset Management has not filed an appeal to the Fraudulent Conveyance ruling, which was in favor of the Association. Golf Course Foreclosure Appeal: Board continues to wait on the Appellate Court as they are currently backed up with cases. Golf Course Update: Rain has had an impact on golf course revenue, especially on weekends. The good news is when there is no rain, numbers are growing and trending well. Disc golf is also doing well and the rates will be increasing by approximately $5. The course has only one mower to address the rough, which is a challenge with the rain. Requested resident patience. Board has requested the golf course create signage that states, "Pro Shop Forward" to help redirect golf course guests from parking in the Association's Clubhouse parking lot. Golf Cart Parking: Encouraged residents to use golf cart parking spaces when available and leave the key in the cart so the cart can be moved if necessary. Correspondence to Board or HOA Management: Board received correspondence from a resident who had some concerns, but did not identify him/herself. Encouraged members to identify themselves in correspondence so Board or Management can respond. Approval of the January 2024 Treasurer's Report: Approved as presented. Total Operating and Reserve Liabilities and Equity: $5,125,000. March 2024 Golf Couse Subsidy Request: Approved subsidy in the amount of $19,582. Estate Sale Rule Amendments, 28-Day Member Comment – Tabled: Tabled to allow time to incorporate suggested Board changes. Amendments will be presented again at the April 18, 2024 meeting. Exterior Lighting Rule, Approved for 28-Day Member Comment: Approved proposed Exterior Lighting Rule to be published for 28-Day Member Comment with Board recommended changes. Members can reference the proposed rule on page 9 of e Colony News. Article 8 – Fines and Penalties Rule Amendments, 28-Day Member Comment – Tabled: Tabled to allow Legal Counsel, Secretary Stevens and General Manager to review amendments and incorporate changes. Amendments will be presented again at the April 18, 2024, General Board meeting. Reaffirm Turf Removal and Renovation Ruling, Landscape Advisory Committee: Reaffirmed ruling made in 2023 to move forward with Rancho California Water District greenbelt turf renovation project. RCWD has increased the rebate to $3 per sq ft., which could be a substantial savings for the Association. LAC is preparing and submitting the rebate applications. Board Permission to Add Two Non-Residents to Colony Chorus: Approved allowing two non-residents to perform with the Colony Chorus at their upcoming event; but they cannot become a member. Owl Boxes Proposal, Landscape Advisory Committee: Approved installation of four Barn Owl boxes from Barn Owl Boxes company at a cost of $2,392. Bidding Documents and Project Management for 2024 Asphalt Rehabilitation Work: Approved proposal from Associated Engineering Consultants at total cost of $26,990, including a $1,200 contingency in case it becomes necessary to test materials at a certified lab.
