Did you know that as a homeowner in an association, you have rights as well as responsibilities? Most of us are familiar with our rights, including property rights, document access rights, and the right to a Board hearing. We understand that the association has the responsibility to maintain our common area, manage the budget, and enforce the rules, plus the Board has the fiduciary responsibility to act in the best interests of the community. But do we understand that we, the homeowner, also have responsibilities and duties to the association? An association offers a sense of community, consistency, and wellbeing. These are maintained when both the HOA and the homeowner understand their responsibilities and duties. When you purchased your home, you automatically became a member of the association and as a member, you agreed to the following: to familiarize yourself with the governing documents (CC&Rs and Rules & Regulations) and to adhere to the HOA rules and regulations, to pay assessments, to maintain your property as defined by above rules, and to participate in your community. Part of the HOA standard is that all residents equally contribute so that all who live within the association prosper. Just like the Board has the fiduciary responsibility to do what's in the best interests of the association, we, as homeowners, also have the duty to help create a harmonious environment in which we all may thrive. Did you know that we now have a new touch screen information board in the Main Clubhouse Lobby? This is an interactive screen that allows you, with just a touch, to find information about most activities within the community. It's located across from the reception desk and gives you details and updates about golf, recreation, what's happening in the Sandwedge or out on the veranda and so much more. Next time you're in the Lobby, check it out. It's a great way to get many of your questions answered right away. Did You Know there are several phases involved when putting together an RFP (request for proposal). One of the first steps in this process is defining the Scope of Work (SOW). Without a detailed list of what is required, an RFP cannot be issued. So what does a SOW lay out? A Scope of Work is a clearly defined document that frames or outlines the work to be performed. It provides a brief overview of the job, list of tasks, detailed description of services, responsibility for tasks and services, due dates, expected outcomes, and deliverables. It is not a contract. It defines the playing field so that all parties who are responding to an RFP can provide comparable information. This then gives the company requesting the RFP a true picture of how each respondent can fulfill the requirements set forth in the RFP. It allows a comparison of apples to apples so that we are clear on what can really be delivered and whether or not it fulfills our needs.
