8 | Four Seasons Hemet Herald | JULY 2024 | I DID IT MY WAY … The last three articles, about Solar Panels, Painting, and Landscaping, asked you to submit an application that complies with the Architectural Review Standards and Regulations before work begins. Some homeowners figure they can do it their way, sometimes intentionally, sometimes encouraged "unknowingly" by others. Here are three representative projects of work done without approval: Solar panel installations use conduit from the solar panels to the control panel. One application included a drawing of conduit run on a roof, but our standards state that the conduit must be run in the attic. Fortunately, this was caught and the drawing was corrected. Another application included a drawing that described the appropriate placement of the conduit, in the attic. After the work was competed, the conduit had been installed on the roof. The conduit had to be removed and installed correctly. The cost to repair this was incurred by the homeowner. The biggest challenge of painting a home is color selection. An application must specify the colors from among the Board approved color schemes that will be used. Upon completion of the project, we found that the colors used were different than those approved. The homeowner explained that they preferred the colors they used more than the approved colors. Unfortunately for the homeowner, they had to repaint the house in the approved colors at their considerable extra cost. Landscaping is critical to the beauty of our Community, your home and its value. One of our homeowners decided to remove several trees on their property without asking for approval by the ARC; they just didn't like them. When this was discovered, the homeowners had to submit an application for tree replacement, at their expense. Some say it is better to ask for forgiveness than to ask for permission. That's not the case when it comes to making improvements to your home in a homeowner's association. Always submit an application to the ARC and get approval before proceeding with any work on your home.
