FOUR SEASONS BREEZE | OCTOBER 2024 5 Message from the Board The meetings to start the road repairs here at Four Seasons have been completed and the schedule to start the project will begin next month. NPG, the road repair contractor, will notify our residents of the locations, dates, and times of road closures as soon as possible. This information will be provided before roads are blocked off so we can prepare for how we can come and go from our homes. FirstService Management will work with NPG to minimize any inconvenience as much as possible. Flyers will be distributed to alert residents of the repairs as they impact their particular neighborhoods. The schedule was on the Daily Report on Sept. 5 and showed locations on maps of the community. Our carpet replacement in our Lodge facility has been completed at this time. The Billiards Room, Game Room, Library, Movie Theater, Bistro, Ballroom, and the RNC Building were completed by the end of September. Additionally, our Facilities Committee is procuring bids for painting several areas in The Lodge, as well as a concrete staining project in areas in the Loggia and rear of The Lodge. The carpeting, as well as the other projects, will improve the look of our facilities and will be paid from Reserves. The Solar PPA has been delayed for contractual issues; a meeting with Triniary, however, was held at Four Seasons last month. Discussions are ongoing on the contract the financial company requested. The solar company, Turnkey, has been asked to provide a complete design package so that a new contract could be provided to Four Seasons. The Bistro operators have been using a new Point of Sale to better serve our residents. This new system appears to be working well, and the Bistro employees are beginning to master the system. The Bistro has been very busy and the comments from our residents have been mostly positive. In addition to their current staff, Juan and Paulina have hired two of the former employees of the previous Bistro owner. The two employees have lots of experience at our Bistro, and will help the newer Bistro staff. The Budget Committee of Finance has begun the review for the 2025 budget year. This committee is made up of three Finance Committee members, three Board members, and two FirstService Management employees. This budget will be completed for review by our Board of Directors by the November Board Meeting and be mailed to all our residents in December. When you receive the budget package in the mail in December, please review it. Any change in the HOA dues will be listed in the budget package. By Jerry Monahan, Board President
