FOR UPDATES ABOUT FOUR SEASONS, GO TO FOURSEASONSBEAUMONT.ORG 6 FOUR SEASONS BREEZE | OCTOBER 2024 GENERAL MANAGER'S REPORT FRONT YARD COST CENTER Of the 1,853 homes in the community, 556 of them have their front yard landscaping maintained by the Association. Those homes are in a part of the community called the Front Yard Cost Center, or the FYCC. All of the homes in the FYCC are in Phases A & B. The builder's original concept for the community had all these homes' front yard landscaping maintained by the Association. That changed with the economic downturn in 2008. You will know if you're in the FYCC if: a) all front yards look homogenous and b) you pay an additional assessment, currently $83. What does the Association do for the homes in the FYCC? The Association is, in effect, a glorified gardener for those in the FYCC. Most of the year, we mow all the yards once a week. In the fall and winter months, mowing sometimes is every-other week depending on weather and grass growth. Weed removal and trimming maintenance of the planters is on a rotation schedule and only done once per month. We have an easement that is in the CC&Rs for the softscape in FYCC front yards. Owners still own everything on their lot and are responsible for any hardscape issues, such as potable water lines, meters, etc. Many people believe the Association owns the landscaped portions of those front yards, but that isn't the case. The Association owns Common Areas, which, if you look at a tract map, all Common Area lots are lettered lots. All homeowner lots are numbered lots in tract maps and the owner owns all that is in that lot. There have been requests on occasion to be removed from the FYCC, which is practically impossible. The reason for that is that the front yard irrigation in the FYCC has multiple homes serviced by one controller. That's the same reason why a homeowner isn't able to do any desertscape instead of grass. One thing that is possible to do is to become a Green Leaf home. Green Leaf homes in the FYCC have opted to maintain their planter. This lets them plant roses or other plants that the Association would not normally plant or maintain; there is no reduction in the assessments if an owner is a Green Leaf home. DOLLARS AND CENTS At the August Board meeting, the following projects and bids were approved. Please note in parentheses is the Committee that generated the proposal and then stating either an Operational expense which comes from this year's dues, or a Reserve expense: • Four Seasons Circle & Tattlesall Plantings - $4,191 (Landscape/Operational) • Four Seasons Circle Plantings - $3,745 (Landscape/Operational) • FYCC Plantings - $540 (Landscape/ Operational) • Irrigation Project Pickleball Courts Area - $13,824.96 (Landscape/Reserves) • Bistro Glass Table Tops - $1,823.56 (Bistro/Reserves) DON'T FORGET! The mayor of Beaumont will be giving his State of the City presentation in person on Monday, Oct. 21 at 5 pm in The Lodge Ballroom. STREET REPAIRS The street repairs from the construction defect case will be starting in October. We will send out updates with the Daily Report and also have updated information at www.fourseasonsbeaumont. org/streets. AGE VERIFICATION We sent out the Age Verification forms in September. Please submit them as soon as possible so we can maintain our 55+ status. INSURANCE There have been several homes where the water pipe has cracked between the meter and the home. Repairing these breaks are the responsibility of the homeowner. The gas company offers insurance that covers those breaks. Homeowners are encouraged to look into this on their next billing statement. DAILY REPORT If you are not receiving Four Seasons Beaumont daily emails/ Activities Blasts, please email issues@ fourseasonsbeaumont.org to be added to the list of recipients. Being on the list is especially important in order to receive warnings and updates related to emergencies in our area (Example, September 2024 Record Fire). REMINDERS While we are in election season, please do not take your neighbor's signs from their yard. A reminder I also give at each Open Session Board Meeting is to slow down. Once you are home behind the gates, speeding or not stopping at stop signs will only "save" you a few seconds of time. Speed limits are 30 mph on the Circle, 25 mph on all side streets, and 15 mph in parking lots. Slow down and drive responsibly. Also, use the sidewalks if you're a pedestrian and wear white or reflective clothing when it's dark outside.
