| SUN CITY CORE COURIER | NOVEMBER 2024 | 3 If you've noticed, the campus received quite a haircut. We had to take out a lot of trees full of bark beetles and cut down the date palms. The palms have been a long-standing issue because they have had to be trimmed twice a year (over $7,000 per year) and created a liability with the dates. My truck slid from the Cherry Hills parking lot to the street due to the dates. It was high time we quit wasting money and opening ourselves to liability and, instead, use the money for events/dinners. We will be looking into planting trees that are not so messy. Before we do that, we are going to have to expend more money to find out where the sewer pipes are located so we don't plant on top of those. Over the past two years, over $60,000 has been spent on sewer repairs mostly due to age but also because these pipes are full of roots. I hope this helps explain the missing trees. Now, I'd like to talk about something that is happening throughout the neighborhood. All it takes is one person to tell neighbors and everyone else that it is okay for strangers to live in a home where the owners have been dead for many years. Further, these same people are telling these strangers that they can do anything they want because the HOA will not know anything about it. Please do not test that theory out because you will find out very quickly that office staff and the Board are busy every month with many violations. Since February, we have been dealing with 800 different violations, ranging from weeds to underage residents and RVs. However, everyone seems to want to test us. Please don't test us because it will cost you in fines in the long run. In the past, when compliance of violations was met, fines were forgiven. Now, due to the lack of compliance, there is the possibility that the fines will not be forgiven. Soon, we are considering suspending activity cards for those who have violations until those are corrected. I and others feel that we all should not carry the brunt of this because someone doesn't want to follow the Rules & Regulations. For those of you that don't think we have the right to make Rules & Regulations, this went on years ago with other Board members and our lawyers. They learned that, when we incorporated from Perris Development Corp to Sun City Civic, we were given the authority to create CC&Rs. The CC&Rs say we have the right to create bylaws, and the bylaws say we have the right to create Rules & Regulations. Speaking of legal issues, if you have a problem with a sidewalk or street and you are going to sue someone, don't sue us. We have nothing to do with sidewalks or streets. The city works on things as their budget allows. When you end up suing us, you are suing yourself. If your renter sues the Association, you are suing yourself as the landlord as well. We must pay money to attorneys to go before a judge to explain that we have nothing to do with this. It is usually dismissed. However, in some cases, when it becomes expensive, then we counter sue to get our money back, and 100 percent of time we get our money back for false claims. Please help us out by going to the right places. Daily, our office staff works diligently to address violations and help people out. When you come into the office and have something to say about a violation or want to know what is being done about a violation, unfortunately, we cannot tell you because of privacy laws. If office staff does give you information, not only can we be sued, but staff can also be fired. If it seems like they have an attitude about it, they deal with a few of these every day and it gets tiring. If you have a problem with a home, all you must do is give them an address and tell them the problem. Then, they will investigate it to see if it is on the books, which seven times out of ten they are. It's the other three that we need. As we have always said, if you see something, say something. We are going to be providing dinners (delivered) for Thanksgiving and Christmas. If you would like to volunteer to deliver 250 dinners to homebound people, come to or call the office to sign up, the more we have, the less dinners people must deliver. This year, aside from Christmas dinner delivery, we are having a formal sit-down Christmas dinner, but you can't sign up until the December Core Courier is sent out. If you are getting a Christmas dinner delivered to your home, you can't come to the formal dinner. Just select one option, please! Everyone had a great time at the annual Halloween party.
