| Four Seasons Hemet Herald | DECEMBER 2024 | 9 The Architectural Review Committee (ARC) would like to give you a behind the scenes look at how it helps you accomplish covered exterior alterations to your homes. We would like to acknowledge and thank those of you who submitted applications this year. Five homeowners, approved by our Board, serve on the ARC. It is the only Committee, of nine, required by our Conditions, Covenants and Restrictions and the only one that works directly with you. Two Board Liaisons also serve on the ARC. ARC members bring a vast array of professional experience to the ARC. Some of our members also serve on other Four Seasons' committees, establishing liaison and continuity between the ARC and these committees. We seek to provide the greatest amount of personal choice, while balancing the appearance and quality of our community for the protection of all our neighbors, supporting our property values and the visual appeal of our chosen place to live. Homeowners must apply to the ARC for review and approval before an alteration begins. Failure to do so will require you to be present at a meeting when the application is considered. Maria Donti can discuss your alteration, provide help completing your application, making sure that it complies with the Architectural Standards and Regulations that have been updated and approved from time to time by the Board. Maria prepares materials for each application, minutes of the last meeting, an agenda for the forthcoming meeting, and emails these materials to the ARC the Friday before the meeting. The ARC meets on the first and third Monday each month. A member rarely misses a meeting. A guest homeowner(s) may attend to discuss an application. Members discuss each application. We strive for fairness, examining applications for compliance with the ASRs and any established precedents, e.g. the BOD policy that the original 14 color schemes specified by the developer are used. Maria represents the homeowner, offering helpful information. Following a review of the application, a motion is made, seconded and a vote taken for specific action: approved as submitted, deferred, or declined. There may be conditions or recommendations for submitting a revised application. Topics for the ARC's monthly article in the Herald, and drafts of the article are discussed, revised and finalized. Other topics and plans can be discussed. Following the meeting, Maria prepares a letter to the homeowner for each application, indicating the ARC's decision and any further instructions to the homeowner. Members visit each home that submitted an Exhibit C to confirm that the alteration is completed as approved. In closing, the ARC thanks you for your support and understanding that to maintain the standards and appearance of Four Seasons that initially attracted each of us to this community, a level of review of covered exterior alterations is required.
