4 | OHCC LIVING | JANUARY 2025 | Continued from previous page • Approved a monthly maintenance contract for Clubhouse exercise equipment at a cost of $205 per month • Approved renewal of an existing contract with Well Tec to install the well pump and related hardware • Discussed the risks of involving the HOA in emergency response activities • Discussed the practical and legal issues posed by curb ramps. e Board held its Regular Monthly Meeting on Nov. 21 and took the following actions: • Approved the Minutes of the Regular Monthly Meeting on Oct. 17 • Approved the Minutes of the Executive Finance Committee meeting on Oct. 28 • Approved the abbreviated financial summary for September 2024 and funds transfers exceeding $10,000 • Approved sending accounts #P280121607330 and #P280121615652 to Witkin & Neal to initiate non-judicial foreclosure, when eligible • Awarded the annual tree trimming contract to Brightview at a cost not to exceed $45,671 and a contract to oversee the trimming to Atlas Tree Service at a cost not to exceed $6,630 • Approved a minor revision to the Image Statement as recommended by the Image and Marketing Committee • Approved painting the logo on the front monument • Approved continuing the pool wristband requirement during the period from Memorial Day weekend to Labor Day weekend in 2025 • Approved the purchase and modification of a utility trailer for use by SERT at a cost not to exceed $13,000 and approved parking it in the RV Lot • Appointed the Budget and Financial Advisory Committee for the period beginning Dec. 1 to consist of Sandy Reinhardt, Jim Quinn, Dolores Dowdle, Bob Fisher, David Toppen, Jeff Mowers, Michael Urban, Brett Anderson, Jim Resney, Van Rametta and Vincent Siciliano in addition to Directors Ann Collins, Allen Wilson and Greg Kusiak • Approved reimbursement to residents in the amounts of $2,870 and $10,750 for repairs required due to root damage from common area trees • Approved the removal of a dying golf course tree for $853.50 and a small liquidambar for $100, the latter to be replaced with a different species of tree • Addressed homeowner correspondence and live questions regarding the turf removal projects and the use of driveway ramps in the curbing. Members of the Board again this year attended an annual seminar in San Diego on Dec. 6 sponsored by the Epsten law firm, accompanied by members of Village Boards and management.
