| OHCC LIVING | JANUARY 2025 | 5 The Executive Finance Committee met on Nov. 25 to review the Oct. 31 financial statements. This review included comprehensive explanations of variances from the budget. Abbreviated financial statements are posted on the website. The total variance from budget as of the seventh month of the fiscal year is $ 148,730. Additional income was realized from higher interest rates. Water expense increases have continued. Although water rates increases were budgeted, usage over the past few months increased. Expense savings were realized from efficient use of personnel and open positions of Keystone staff. The Equity balance at October 31, 2024 is $ 743,559. Currently the state of the Association's finances remains sound and stable. The budget for the next fiscal year, with assistance from the Budget and Financial Advisory Committee, is currently in the process of being prepared. This exciting project is progressing smoothly, and we're eager to share the latest updates with you. Over the past few months, significant strides have been made. Nearly all the LPR cameras have been installed, and the new gate arms and controllers are fully operational. Behind the scenes, we've been hard at work upgrading both the electrical and network infrastructure at the gates. These improvements include high-speed internet capabilities, ensuring the system can handle the demands of advanced software and hardware. Currently, we are focused on the final preparations. The necessary enclosures for housing the system's core hardware are being installed, and the team is actively working on the transition from the old software platform, DwellingLIVE/FrontSteps, to the new Proptia system. This critical step ensures that all data is seamlessly migrated, with APS overseeing the process to guarantee accuracy and efficiency. As we look to the future, we're excited to announce that the new system is on track to go live early next year. The LPR system will read rear license plates at the front and the back gate, enhancing security while simplifying the entry process for residents. We appreciate your patience and support as we finalize this project. Stay tuned for further updates, and we look forward to introducing you to this innovative system soon! We continue to strive to enhance OHCC in every way possible.. I anticipate the new 2025 OHCC phone directory to be delivered in the first week of January! I wish you all a very happy, healthy new year. Message from the GM By Gloria Todisco, CCAM, CMCA, AMS, PCAM; OHCC General Manager
