Majestic Asset Management Update Golf Course Foreclosure Appeal President Dalfonso announced that oral arguments have been scheduled for Dec. 9, and the appellate court will have up to 90-days to make a decision. Fraudulent Conveyance Appeal Majestic Asset Management led a Notice of Appeal. No ocial Appeal has been received. Golf Course Update President Dalfonso stated that the October 2024 Gross receipts are up. e golf course continues to work on repairing irrigation issues. e Golf Course held a sold-out "Disc Golf Tournament" attended by approximately 70 people. Special thank you to the Men's Golf Club for using their personal golf carts to escort disc golfers to the check in area. Patio Project President Dalfonso announced the initiation of the Patio Project. ree architects were interviewed and Van Dyke Landscape Architects, Inc. was selected. e Board created a Patio Project Subcommittee, led by Director Pat Kight. No Board Meeting in December e Board will be dark in December 2024. November 2024 Golf Course Funding Request e Board unanimously approved the November 2024 funding request of $14,321. Approval of the September 2024 Treasurer's Report e Board unanimously approved the unaudited September 2024 Treasurer's Report as presented. Total assets minus liabilities are $5,820,000. Filing of Lien, Account #00133-0397 e Board approved Witkin & Neal to le a Lien against Account #00133-0397 due to delinquent assessments in excess of $1,800.00 and/or 12-months delinquent. Amendment to Rule 15.10 Solar, Final Adoption e Board adopted the amendments to Rule 15.10 Solar. General notice of the rule change will be posted on the bulletin board outside the HOA Oce. Amendment to Rule 22.7 House Numbers, Final Adoption e Board adopted the amendments to Rule 22.7 House Numbers. Proposed Amendment to Article 4 – Vehicles and Access, 28- Day Member Comment e Board approved for 28-day member comment, the publication of proposed amendments to Article 4 – Vehicles and Access in the January 2025 e Colony News magazine. e proposed amendment prohibits parking in front of mailboxes, and the exercising of pets with a golf cart. Proposed Changes to Committee Names – CATCOM and Colony News e Board approved changing the name of the CATCOM committee to Production and Technology and the name of the Colony News magazine committee to Communications. e amended charters for both committees will be brought back to the Board for review and approval at the January 2025 meeting. Proposed Amendment to Rule 5.1.2 Free Items, 28-Day Member Comment e Board approved for 28-day member comment, the publication of proposed amendments to Rule 5.1.2 Free Items in the January 2025 e Colony News magazine. Directions to Rules and Regulations Advisory Committee to Amend 5.8 Pets (Retractable Leash) e Board requested the Rules and Regulations Advisory Committee to revisit Rule 5.8 to add language addressing the use of retractable dog leashes. Feeding the Wildlife/Drainage Issues, Corte Cordoba Ducks/ geese are gathering, and being fed, in a common area behind Corte Cordoba, resulting in drainage impacts. e Board approved ECL to install proper drainage at a cost not-to-exceed (NTE) $3,106.35. Further, a sign will be installed in the area to read "Do Not Feed the Wildlife." HOA Maintenance/Landscaping Golf Cart, Batteries and Tires e Board approved the Canyon Lake Mobile Golf Cart Repair proposal to replace the batteries and tires for the HOA maintenance/landscaping golf cart at a total cost of $4,327.57. Recommendation to Lease a New Kitchen Dishwasher e kitchen dishwasher has reached its end-of-life. Management proposes the Board consider leasing a new dishwasher. e Board directed management to solicit proposals from local restaurant equipment suppliers for review and consideration at the January 2025 meeting. Dumbell Man Fitness Equipment, Preventative Maintenance Agreement Renewal e Board approved the renewal of the Dumbell Man Preventative Maintenance Agreement at an annual prepaid cost of $820. Annual Heater Maintenance, Ratify e Board ratied the action taken by the Association's Management on Nov. 11, 2024 authorizing Breakpoint Commercial Pool Systems, Inc. to proceed with the annual pool and spas heater maintenance as outlined in their proposal for the amount of $5,357.39. Clubhouse Newspapers, Cancellation and Replacement e Board approved canceling the Press Enterprise, and replacing it with e Los Angeles Times and e San Diego Tribune at a total annual cost of $671; saving the Association $234.38. Decorative Lighting for Palm Trees e Board approved California Christmas, Inc's proposal of $1,040 to keep the lighting around two of the Clubhouse palm trees all year round. Auditorium A/V System Project – Phase 2 e Board approved the proposal from Inland AV Solutions (IAVS) to support Phase 2 of the auditorium AV System: (1) Audio Mixing, DSP and Control; (2) Presentation Video, Distribution and Projection; and (3) Broadcast, Streaming, Video Conferencing System (that includes four PTZ Cameras) for a total of $167,122.56 (that includes an approximate 10% contingency). e Side Display component of their proposal was not included at this time. is is a Reserve item.
