| SUN CITY CORE COURIER | FEBRUARY 2025 | 3 It looks like it is going to be an interesting year to say the least, but for us it is going to be pretty much business as usual with events that will include dinners, dancing, music, casino nights, and all kinds of other things. I will mention again to go to the office and put your email in to receive our mass emails. Make sure and ask Annette where to check the box so your email is not shared with anyone. It looks like Edison will be done in a couple of weeks. This was a project we did not plan on and has involved Edison redoing underground wiring and transformer replacement. It is another thing to get done that is 60+ years old. Other things that might come up as far as construction is securing the rest of the maintenance area and, possibly at the end of the year, the water and sewer system from Cherry Hills to the middle of the facility that keeps bringing leaks and costing us a lot of money each time it needs to be repaired. This will cause a major fiasco in the parking lot again, but, like I said, we are trying to hold off until the end of the year or the first part of 2026. Other than that, construction-wise, we are in really good shape, and everything is looking nice. We will be planting at the front where decaying trees were removed like we previously mentioned, but it is not happening until early spring. Probably by the time you get this issue of the Core Courier it will be close to the HOA fees being due on Feb. 15. Just remember that if you can't pay by Feb. 15, please call Avalon at 951-746-5410 and talk to them about a payment plan. Payment plans will be accepted until the end of April. If you don't set up a payment plan, there will be late fees and collection costs assessed, so the sooner you start addressing this need, the better off you will be. I like the new magazine. However, I am writing this article on Dec. 20 for the February issue. It is difficult for me and Norma, our General Manager, to put something together in months in advance. What I can tell you now is that, in the coming months, we will have the dueling pianos, an event outside with tacos, and so on. When we publish events so far in advance, we get many calls at the office wanting to make reservations, but we can't make them until that month. Anyways, please register your emails so you see when these will happen as sometimes it goes out in emails. For the people who do not have email or Internet, it will be announced in the magazine. One other thing that I would like to mention is that, in the first few months of year, the Board is going to be addressing anyone with back HOA fees and violations. As of Dec. 20, we have fines where people are ignoring us. We have 356 violations with a total of $695,588.31 in fines. These include major fines for underage verification and underage residency, both of which involve Federal laws. We also have other minimal violations, such as stored vehicles parked in driveway, weeds, storage in driveway, etc. Most are taken care of, but the fines remain. If you ever wonder if we are fining for underage at a property, we have 4,765 homes in the area, and the majority of the 356 violations are for underage violations. We are on top of it, but there is no reason why people in violation of the rules and CC&Rs should have activities cards or be allowed to go to the facilities. If you are a renter or homeowner in violation and you have an activity card, I am not going to tell you what to do. Anyways, I hope you all have a great February. I look forward to seeing everybody this year. Again, we are doing very well and even receiving recognition for our efforts. Recently, we were nominated and elected as the best extra-large HOA in the Inland Empire. We beat a lot of people out like The Oasis or Four Seasons. As a sidenote, there is a rumor that a group will be soliciting donations to hire attorneys and take legal action against the golf course.
