Before undertaking any modifications to
exterior change or improvements, homeowners
must obtain written approval from the Design
Review Committee (DRC), as stipulated in CC&R
Article V, Section 5.05. There are no automatic
approvals; all modifications, unless specifically
stated otherwise, require submission of a Home
Improvement Application (HIA) and subsequent
approval from the Design Review Committee.
Exterior change or improvements encompass
a wide range of changes, including, but not
limited to, construction, installation, alteration,
remodeling, painting, or re-landscaping of front,
side, or rear yards. This includes modifications
to landscaping and hardscaping elements
such as driveways, walkways, pony walls, hot
tubs, pools, and patio covers. Importantly, any
repainting of the residence — regardless of
whether the same color scheme is used — also
requires prior approval.
Before submitting the HIA to the DRC, it must
be signed by two neighboring homeowners, as
outlined in Section 2.2. Neighbors are defined
as homeowners residing within three lots in
any direction, including those directly in front
of or behind your property. Collecting these
signatures indicates that the neighbors are aware
of the proposed changes but does not imply
their approval of the project.
The HIA should include a comprehensive
set of plans that provide detailed information.
This must encompass specific diagrams, the
location of the proposed changes, photographs,
dimensions, shapes, colors, and the materials
intended for use. For landscaping projects,
please include samples of rocks and/or turf.
