| Four Seasons Hemet Herald | FEBRUARY 2025 | 7 Don't Paint Yourself into a Corner We are beginning 2025 by talking for the rst time in a while about a very important Standard: Painting. Under General Conditions, p. 27, an "Owner shall, at all times, keep the Residential Lot in good condition by, and at the sole expense, of the Owner, and, where applicable, adequately painted, stained, or otherwise nished." e Architectural Standards require that "Any change in the color of a building or fence shall be subject to approval by the ARC." Management is responsible for periodically inspecting our homes to see if they are in disrepair. Determining the condition of the paint on your home is a priority. If necessary, Maria Donti will send you a letter identifying what should be done, sometimes requiring an application to the Architectural Review Committee (ARC). If the matter is not addressed in the timeline required, the issue may eventually be reviewed by the Board of Directors. In applying to the ARC to paint your home, you should specically identify the elements of the exterior of your home: stucco, shutters, sots, gutters, trim, doors, garage door, etc. you want to paint and the color and sheen to apply to each. Taking pictures of your home, printing the pictures, and marking areas with the color paint is recommended; a narrative description can also help. We recommend that you meet with Maria to discuss this plan which will be provided to the ARC. e Four Seasons developer created 14 color palettes with Sherwin Williams paint colors. Maria can show you updated color codes and help you select a color scheme from among the 14 approved schemes to use. Painters may advise you about the color scheme, but remember, only a Board approved color scheme can be used. Failure to do so can be costly because you may be required to repaint your home. Sherwin Williams has a feature on their website where you can see how the colors will look on your house before you paint. Try it out! e Lodge sta can provide the names of individuals or companies that have expressed interest in painting our homes. Some of them are residents, others are not. Some have extensive experience working with the process for approving painting projects and following the Standards. Typically, a painter will look closely at the condition of the paint on your home and discuss what they would recommend you paint. Painting should not proceed until approved by the ARC. It is always advisable to get multiple quotes and references for work on your home. Ensure that the painter is licensed as a contractor and has a business license. ere are other details that should be spelled out in a painter's proposal to be sure you will receive the best job for the money.
