| SUN LAKES LIFESTYLES | MARCH 2025 | 15 Planning and compliance has just completed an extensive inspection of paint issues on the houses in Sun Lakes and the Master Architectural Committee (MAC) received over 950 paint applications in 2024. Unfortunately, the MAC had to deny over 100 applications because the paint colors selected were not compliant with the paint colors allowed by the Sun Lakes color charts. Even though some of you may prefer f luorescent yellow with red trim on your house, those colors are not allowed in Sun Lakes. Planning and compliance will now start sending out violation notices to those people who received a notice to paint and failed to take any action. March is here and it's now time to think about re-landscaping our yards before the April showers. This is an older community. It was built between 1994 and 2004. This means that many homes are now in need of updated landscaping. Many trees that were beautiful 20 years ago have become safety hazards. Now roots are growing above ground and are pushing up sidewalks or driveways. Some trees are so huge that they are a hazard to you or your neighbor's home during high winds. To remove existing trees or to plant new trees; you must file an application with planning and compliance, and your proposed work must be approved by the (MAC). Please remember that every home in Sun Lakes must have a five foot tall tree in their front yard. After 20 years, landscaping needs to be reviewed. 20-year-old sprinkler systems may need to be replaced. Bushes that were beautiful 20 years ago may have become unruly and unmanageable now. California is 5 inches below the average for rainfall so far this year and it is most likely California will be looking at a water shortage in the summer of 2025. You may be looking to redo your landscape with drought tolerant, landscaping or artificial turf. Redoing and maintaining your yard with drought-tolerant plants or artificial turf may be less expensive than replacing a sprinkler system and replacing the grass and bushes in your yard. Sun Lakes has modified it's landscaping requirements and you may now have 70 percent hardscape and 30 percent soft scape landscaping in your front yard. You still, however, must have one five foot tall tree in your front yard. Now is the time to start thinking about your landscaping projects. Remember before any exterior improvement can be started an application must be submitted to and approved by the MAC. ~ Roy Nierman, Chairman Master Architectural Committee Master Architectural Spring is on its way.
