14 | SUN LAKES LIFESTYLES | MARCH 2025 | Sun Lakes Committee Reports Our job is to review the financials for Sun Lakes — and the financials are on the website for all residents. If you get the chance and are interested, on pages 2 and 3 of the report is a monthly financial recap. Currently this recap is for December 2024 and ref lects the revenue and expenses for the year. Your HOA fees of $365 per month are used to cover the expenses for everything that happens here in Sun Lakes, whether setting up for a concert or fixing one of the entrance gates, everything has a cost and the budget is set up to cover those costs. The total of the operating expenses for the year was better than budget by $113,795. Our Golf budget ended up favorable to our bottom line by $79,985. Our F&B department was unfavorable by $442,241. The net result of all HOA activity was a loss of $553,852. Of course, this is not the outcome that either the Board or management wanted so now the question is, what is the corrective action? In July the Board recognized this trend for Food & Beverage and authorized a committee to submit a request for proposal to several companies to manage the F&B department. On Jan. 9. the FAC was asked to review a presentation by the committee and make a recommendation on a new management company just for the F&B Department. The due diligence of the committee was complete and comprehensive. We were unanimous in our conclusion that we would definitely recommend accepting the proposal from the company called CCL Compass. Their expertise, buying power, extensive marketing and training all focused on creating a premier guest experience specific for Sun Lakes. They stand out with their experience in senior communities within California and throughout the nation. Needless to say we were very impressed. We need this company to make our F&B department all that it can be. Again, our goal is to assist the Board efforts and we remain committed to being the financial oversight for our association. We can do the homework and the board of course will evaluate and make their decisions. We are still recruiting for residents with a financial background who have a knowledge of accounting methods and procedures, analyze budgets and reports, or evaluate a reserve study. Some of you may ask what the purpose of our marketing committee is, since we did not have one for many years. The Sun Lakes Marketing Committee is made up of homeowner volunteers, each of whom has unique expertise in diverse areas of business, sales, advertising and marketing/promotion. Like many other marketing businesses and groups, we are responsible for developing and brain-storming strategies and ideas to promote the community to both existing homeowners and potential buyers. Some of the responsibilities of our committee include: • Community Branding and maintaining a positive image of Sun Lakes Country Club • Maintaining visual identity, including decor and color schemes and seasonal decorations • Helping to maintain the HOA website providing details about community events • Submitting monthly articles via Sun Lakes Lifestyles, which we hope are helpful to homeowners • Hosting quarterly "Welcome Home" receptions for new residents • Encourage participation in HOA events, including volunteer opportunities and surveys • Designing brochures, f lyers and other materials to promote participation of the membership • Monitor home listings and sales for the community • Help procure entertainment for Lounge and Ballroom • Work in concert with the Restaurant and Lounge Committee The "Employee of the Month" award to outstanding employees has returned. Administration/salaried persons are not eligible for this award. Please vote for the deserving hourly paid employee of your choice. Ballot boxes are at the Main Clubhouse Lobby, the Administration Office front desk, and the restaurant hostess station. Let's show our appreciation for these valued, dedicated employees. We meet on the second and fourth Tuesday at 1 pm in the Administration Conference Room. We welcome guests to our meetings.
