First, I'd like to extend a warm welcome to our newest member, Jodi Lindman! Recently, I was asked some questions by a long-time resident about the committee. So, I thought others may be interested in nding out more about what exactly the Welcome Committee is about. What is the Welcome Committee? e committee is an advisory committee that serves at the direction of the Board. e committee's full name is New Resident Welcome Advisory Committee (NRWAC). What is our purpose? Our charter states our purpose as, "welcome new residents and provide them with information about Solera, the Solera website and resources, and surrounding areas." e goals are to help new residents feel welcomed and excited about being part of Solera, and help acquaint them with what Solera has to oer such as amenities and resources. What information is covered during a welcome visit? We provide new residents with a handy welcome bag that includes our New Resident Quick Start Guide, Life in Solera Magazine, a local business coupon book, and info from the Beaumont Chamber of commerce like business and restaurant guides. We highlight the key information in the Quick Start Guide and magazine, and help answer any questions. We provide our contact info in case they need any information or have questions even aer the visit. What is the time commitment for serving on the committee? A member could expect to spend two to four hours a month as a committee member. is includes attending monthly meetings, participating in an average of one to two visits a month, and reading occasional email updates from the chairperson. A little extra time would be involved when we hold our annual resident gatherings (scheduled this year for Aug. 23 at 10 am). How can someone join the committee? Our committee charter allows us to have up to 10 members, if needed. We currently have seven members, but we could always use more help. Committee members must be Solera owners, however. To apply for the committee, ll out a Volunteer Interest form and submit it to the oce. Forms are available on the Solera website or at the oce. Once the form is received, it will be sent to me for review, then I'll set up time to talk to the applicant. If it looks like this would be a good t, then the applicant becomes a member. Can anyone join the monthly committee meetings? Residents are welcomed to attend as observers at our monthly meetings. is applies to any committee meeting. is is encouraged, but not mandatory, for anyone interested in joining the committee. ~ Brenda Dewey, Chairperson, New Resident Welcome Advisory Committee (951) 499-7790, mnbdewey@yahoo.com | LIFE IN SOLERA | APRIL 2025 | 5 Reserve Strategic Plan 2025 April is here and the Finance Committee, with the General Manager, have developed a budget for the fiscal year 2025-2026, which is being presented to the Board for approval on April 2. The meeting is the Open Session, and it begins at 2 pm. Below is a brief explanation of the Reserve Strategic Plan for the next five years. Description: Increase the reserve funding percentage from 45 percent to a healthier level (70 – 100 percent) over a defined period, ensuring the Association can meet its future repair and replacement obligations for common areas without imposing significant financial strain on homeowners. Measurement: The goal will be attained when the reserve funding level increases to the desired level. Work with the reserve analyst to determine that level year-over-year. The following three areas, as discussed with the reserve analyst, will significantly impact on the overall health of our reserves: 1. Increase the amount of member contributions for a period of five years. 2. Create a Reserve line for Landscape projects and redistribute some Greenbelt Refurbishment funds to all reserve items. 3. Remove the current project plans for the replacement of the streets over a five year period and add a repair plan of "Crack & Seal" over the same period. The Reserve Study received in May 2024 suggests an annual increase in contributions of $30,000 - $34,000 per year, which has been the same over past years. However, at this rate it will take us approximately 15 years to reach a healthy level in Reserves. The plan is to increase the amount to $75,000 each year for the next five years. The last two years the Reserve contribution increase was $200,000 each year, which was an increase in assessments of $12.92 per month. Increasing the contribution by $75,000 is an increase of $5 per month. The goal should be reached in five years. ~ Marcia Casem Finance Committee Welcome Committee
