On Sat., June 7 the Pro-Am Horse Race (Shootout) starts on Championship hole #10 with the first team teeing off at 9 am. One team is eliminated each hole until the final remaining Pro-Am team is declared the Champion. All Sun Lakes residents and their guests are invited to attend and follow the action. This is a once a year opportunity for many non-golfing residents to get their golf cart out on the course and see Sun Lakes from the other side of the wall. If you don't have a cart you are still invited to walk the course and follow the action. Spectators are asked to abide by the golf course dress code and we remind those in attendance that dogs are never allowed on the golf course. The next day on Sun., June 8, the Pro-Am Tournament starts with an 8:30 am shotgun on the Championship Course. The Pro golfers participate in an individual stroke competition while the amateurs compete in a Four-Man Scramble with help from the Pros. While spectators are not allowed on the course for this event there are plenty of vantage points to watch the action; especially on the par 3 holes #8 and #13 where golfers compete for special prizes. It is time to start improving our houses and yards. My real estate friends say we have approximately 330 new homeowners or renters in Sun Lakes Country Club (SLCC) annually. This article is for all new residents and a refresher course for all older residents planning to make exterior improvements to their homes this year. SLCC encompasses 1,000 acres and consists of 3,327 residential units. There are approximately 5,000 residents and over 5,000 vehicles. We are a small city. To provide for, accommodate, and serve this large number of homes, people, and automobiles, SLCC has established CC&Rs and Rules and Regulations to ensure an orderly and pleasant community, a higher standard of living, and a means to protect, preserve, and enhance property values. The primary purpose of the Master Architectural Committee (MAC) is to enforce these established CC&Rs and the Rules and Regulations of SLCC. To help accomplish this, every homeowner who desires to make any external improvements must fill out and submit an application concerning their plans. The MAC must receive and approve this application before any work can commence. The MAC will review each proposed improvement to ensure it will not be detrimental to the appearance of SLCC, will be in harmony with surrounding structures, and will comply with the Architectural Standards and Guidelines. "The term improvement includes, but may not be limited to, any structure, and any appurtenance thereto, including a building, walkway, irrigation system, garage, gazebo, storage shed, controlled access facility, recreational facility, road, driveway, parking area, fence, wall, awning, retractable shades, stairs, deck, landscaping, and planting, hardscape, softscape, planter, dog house, dog run, gutter, downspout, lighting, antenna, wind break, the exterior surface of any visible structure, and the paint on such surface, pole, sign, exterior air conditioning, water-softener fixture or equipment, permanent or built in barbecue, patio, cover, arch, swimming pool, spa, fountain, exterior ornament, lawn ornament, statue, screen doors, window bars, water feature, pond, and solar energy system, as well as any changes, alterations, or other modifications to the exterior of any existing improvements, any variance, and any similar structure or feature discussed in these architectural standards…" (Article XI section 2.2). In short, an exterior improvement is anything done to the exterior of the house or yard. The only exception to this rule is the replacement of annual f lowers, plants, or grass. The rules and regulations do not require prior approval for this. Any owner who makes unapproved external changes will be liable for the cost of removal and/or restoration of the unapproved changes to their original condition (Article 1).
