Hi, Low, Buffalo By Tyler Barber, Assistant General Manager So, there's a lack of conversation taking place, and you want to start something up. ere is a fun, interactive conversation starter called "Hi, Low, Bualo." Here's how it goes: rst, choose a time frame — this can range from seconds to days to weeks to months. Second, you pick a "high" of that time — something that made your day. ird, you pick a "low" of that time — something that was just a Debbie Downer, ruining your mood. Last, the "bualo" of that time — something completely random; something that could be another high; something that could be another low; something that could be your rst thought popping into your head. High, Low, Bualo is a nice interaction to share with others. I'll go rst, with a time period of the month of July: High: I had a beach trip with my family in mid-July. We went to Coronado, and the weather was fantastic! Low: I got a sunburned back on July 4th, which I knew, and know, was completely avoidable. Bualo: e weather is bi-polar, and my motorcycle rides vary from too hot to super delightful to a bit chilly. 4 SOLERA DIAMOND VALLEY | AUGUST 2025 By Suzette Strauss, Resident Realtor You may have noticed homes sitting on the market for a long time, and that is the case for many this year. Let's look at some reasons why. We are still in a seller's market; however, we are very close to the midpoint of the scale between a seller's and buyer's market. In Riverside County the average number of days on the market has been approximately 91, according to many 2025 reports since spring began. In times like this, one of the most important factors to consider is the price. Sadly, home values have dropped somewhat since last year in most areas and Solera has seen it too. Some exceptions to this drop would be for a home that is unique or shows like a new model home inside and out, exhibiting the utmost in pride of ownership. First impressions are perhaps never so important as in the realm of real estate. ere is usually not a second chance. Make it count! To emphasize this point, sellers must know that currently there are approximately four homes available for every qualied buyer. Yes, that is a lot of options. In fact, the number of homes for sale nationwide has almost reached pre-pandemic status. is is an excellent time for mortgage interest rates to drop. One percent less on a mortgage loan equates to a savings of over $300 per month, and on a 30-year loan, that is a grand savings of over $100,000. Is this your time to move? Only you can answer that question. I believe the best time to move is when you either want to move or need to move. Beware of making this important decision when under pressure. Consider the long-term eects of moving versus staying, and as you ponder them, the answer will present itself and, hopefully, result in peace of mind. Market to Market
