Steve Bly Just the Facts My name is Steven Bly, and I am seeking a second two-year term on the Solera Board of Directors. Over the past two years, I have had the privilege of serving as the Board Treasurer and as the Board Liaison to both the Finance and Contract Committees. Promises Versus Results It is crucial to evaluate a repeat candidate, not only with the promises they made but with the results they delivered. Imagine applying this approach to politicians from California or Washington, D.C. For this election, I want you to evaluate my performance of the three key issues I promised to focus on during my rst campaign two years ago. Please note the actions taken. Security Security is a core value within our community. You may recall our situation was poor; I called it pitiful. e supplier simply did not fulll their responsibilities. Within weeks, we replaced them with Citi Guard. We have received favorable feedback and valuable recommendations regarding our new security supplier, along with some constructive criticism. In my assessment, this change moved our security rating from D to a B+. Although there is more to do, we have already seen considerable progress. Finance/Costs Our nance team works diligently to set up a responsible annual budget. is is tedious work, checking and rechecking the numbers. Marcia and her group do this very well. I am happy to share that, for the past two years, our yearly spending has consistently stayed under budget*. is achievement is a testament to the collaboration of the nance committee, the board, and our management team. Successfully managing our nances is the most important cost gure used in the calculation of our monthly assessments. Project Management and Supplier Discipline During my earlier campaign, I pledged to secure better contracts and to "put some teeth in our contracts" for us, not the supplier. To fulll this commitment, we formed a Contract Committee. Most projects have since stayed under budget, with only minor cost overruns. • e Contract Committee has also proactively negotiated upfront agreements with various suppliers, resulting in cost savings of $45,800 in the past year. While this may seem modest, it translates to a monthly savings of $2.96 per household per month or it is enough to cover all the community's insurance bills for a year. ese savings are particularly signicant in the face of rising costs elsewhere. • Congratulations to Jim Hickey and the Contract Committee for outstanding work. For a new committee, they have an excellent job. Experience roughout my career, I have now served on nine boards, with a total of 50 combined years of board experience. I have the experience. ese include hospitals, global manufacturers, trade organizations, and homeowner associations. Looking Ahead If you agree with the progress, we have made and want to see these initiatives continue. If you want to help sustain our momentum as we work together to enhance our property values. We need your voice. Request for Your Vote If you support the current direction I respectfully ask for your VOTE. Appreciation I would also like to extend my sincere thanks to fellow Board members and our management team. Ellen and her sta have been, and will continue to be, a tremendous help and valued partner in our community. *Includes interest income currently allocated to Reserves | LIFE IN SOLERA | APRIL 2026 | 7
