28 TERRAMOR BEYOND THE GATES | SUMMER 2026 Statement by Aarti Kaushal Following is my candidate statement: Hello! My name is Aarti Kaushal, and I have lived in Terramor for over 5½ years. What I enjoy most about living here is the pride our community takes in maintaining the beauty, function, and harmony of Terramor. The Board of Directors and Property Management team work hard to uphold the standards that make this a desirable place to live, and I appreciate the transparency shown when issues arise — such as the prompt communication about the residents only gate incident and the insurance claim that followed. I also value the sense of community created through HOA sponsored activities and clubs, many of which I have enjoyed participating in. I am running for the Board of Directors because I want to give back to the community that has given me so much. I want Terramor to remain a place we are proud to call home, and I believe my professional background positions me to contribute meaningfully. With a hybrid work schedule, I have the time and flexibility to serve effectively. I view a Board Member as a steward of the community, responsible for understanding and enforcing HOA rules, exercising fiscal responsibility, overseeing vendor performance, communicating transparently with residents, and participating in hearings and policy development as new issues arise. In my current role with a public entity, I work with statutes, regulations, and policies daily — reading, interpreting, applying, and enforcing them with consistency and fairness. I manage my division's budget, ensuring accountability for all expenditures. I negotiate and oversee vendor contracts to ensure services are delivered as promised. A significant part of my work involves communicating with stakeholders, drafting policies, and gaining buy in through clear, respectful dialogue. My experience has taught me how to listen deeply, understand concerns, and resolve conflicts constructively. These skills — integrity, accountability, communication, and problem solving — are directly aligned with the responsibilities of a Board Member, and I am confident I can serve the community well. My vision for Terramor is to continue being a premier, highly desired community. Achieving this requires consistent enforcement of the CC&Rs, respectful interactions among neighbors, and a shared commitment to maintaining the beauty and integrity of our community. Thank you, Aarti Statement by Joe Komorowski As a resident of Terramor for five years, I am thrilled to submit my candidacy for the Board of Directors. What I enjoy most about living here is our unique blend of vibrant community spirit and natural beauty. Whether walking our scenic trails or interacting with neighbors, Terramor truly feels like home. This deep appreciation inspired me to run for the Board. I want to protect the exceptional quality of life we share and ensure our community remains a premier place to live. My understanding of the Board's responsibilities is rooted in fiduciary duty, fiscal responsibility, and community preservation. The Board exists to oversee assets, maintain common areas, and enforce governing documents fairly. As a Board Member, my role is to serve as a transparent, objective voice for all residents. I view the position as a collaborative partnership between homeowners, management, and committees to make informed decisions that benefit our entire collective. I am uniquely qualified to serve Terramor due to my 27-year career as a senior manager at a worldwide logistics company. Navigating strict government compliance regulations daily has honed my expertise in risk management, policy enforcement, and operational oversight. Professionally, I am highly skilled at managing substantial budgets, evaluating complex vendor contracts, and finding common ground among diverse stakeholders. This background brings a level of stability, institutional leadership, and structured problem-solving that will immediately enhance our Board's efficiency. My vision for the future of Terramor centers on sustainability, financial health, and community unity. I want to ensure our reserve funds remain strong to protect property values without placing unnecessary burdens on homeowners. Utilizing my professional compliance background, I aim to enhance transparent communication and ensure fair, consistent adherence to our rules. By balancing proactive maintenance with a welcoming social atmosphere, we can preserve Terramor's beauty and strengthen our neighborhood bonds. I would be honored to earn your vote and serve our wonderful community. Statement by Johnny Luong My wife and I moved to the Tesoro neighborhood in December 2024. We decided to come here because of the new home build and the various amenities here. The most enjoyable things that we do from time to time is to walk through the different neighborhoods and visit the lookout spots throughout the community. Whether your looking out to the street at Vista Trail or out into the hills from Arch Hill Park, there is always something to see here that makes you feel alive. In the first place I bought, I was asked to be on the board of directors for that community. I declined because I did not know anything about being a board member. So I simply attended many board meetings. I learned about what it took to maintain a community pool and BBQ grill. Being next to a school is terrible if the community has only one way to get in and out. I am inspired to improve the place I call home and my rationale for being a board member is to do the same for my home as the community. In the second place I bought, I was determined to be a board member and was appointed by the builder before they went into the sunset around 2017-2018. We reviewed and approved backyard designs. I definitely remember the discussions about parking. We put together a parking policy and hired a parking patrol company. At that point in my life, I tried harder to make more money. So in an effort to do so I came up with this idea to rent out my place and buy a new place to live as many people do.
