4 TERRAMOR BEYOND THE GATES | SUMMER 2026 A Year of Change and Growth I am truly excited to share my very first article for Beyond the Gates. My sincere thanks go to the resident volunteers who generously gave their time to research, select, and help launch this magazine. Their hard work and dedication are already shining through, and I am confident this publication will further strengthen the sense of lifestyle and community spirit that makes Terramor such a special place to live. As I prepared for 2026, and now five months in, I find this season both exciting and emotional. I have been part of the Terramor community for eight years, and while eight years may not typically mark a milestone, for me it represents a true year of change. This moment is especially meaningful to me on a personal level as well. On my first day at Terramor, my daughter was starting middle school as a sixth grader. This June, she will be graduating high school. That parallel journey, both personal and professional, makes this year especially significant for me. Terramor is nearing several major transitions. We are approximately 50 homes away from final build-out, nearly 75 percent of the community has now been turned over to the HOA, and this July, homeowners will hold the majority of Board positions. Soon after, the Association will transition off the DRE budget, and the Board will assume full responsibility for creating the budget and managing the Association's financials. Seeing how far we've come, and how close we are to completion, is truly remarkable. When I look around at the new roofs, established neighborhoods, and mature trees, it's hard to believe how quickly the years have passed. At the beginning of this year, our focus was on completing a number of important physical improvements, including the new shade structure at the park, concrete molding at the Terrace Club, new patio countertops at both facilities, painting projects for the vehicle gates, fencing, Terrace Club front entry, and more. Meanwhile, our Facilities team has been working tirelessly on spring cleaning and pool season preparation — power washing pool decks and furniture, re-staining wood features, repairing and replacing furniture, updating lighting fixtures, refreshing landscaping, and ensuring both facilities are ready for the busy months ahead. Administratively, much of my time has been dedicated to the annual audit and tax filings, launching the election process, and preparing for the vacancy created by the developer Board members stepping down in March. I have also been heavily involved in addressing delinquency matters, conducting hearings to suspend membership privileges for non-payment when necessary, while also working closely with homeowners to set up payment plans and agreements. Reducing our delinquency rate will remain a key focus for me in the coming months. Looking ahead, I will be overseeing the third-party election company to ensure accurate documentation, transparent communication, and a smooth election process. In June, we will also host a "Meet the Candidates" night, giving homeowners an opportunity to connect with those interested in serving on the Board. Once the election is complete, I will work closely with the new Board to provide orientation and training. One of the new Board's first major responsibilities will be evaluating the AQ 55+ budget and determining the best path forward to strengthen our reserve funding. Additionally, the Board will begin reviewing and updating our architectural guidelines to ensure they ref lect current trends, common requests, and the evolving needs of our community. For example, we are seeing an increase in requests for permanent commercial lighting on the exterior of homes, a popular feature that currently lacks a clearly defined policy. This presents a valuable opportunity for the Board to thoughtfully address resident interest while maintaining community standards. For me, year eight at Terramor represents growth, transition, and opportunity. I am excited to work alongside a new homeowner-led Board who will help guide Terramor through this next chapter and serve as the voice of the community. The staff and I are fully prepared to support these changes and look forward to all that the rest of the year has in store. Thank you for being part of this incredible journey.
