Weather As fall approaches, I expected temperatures to begin cooling. Instead, the heat wave has continued, with September days still reaching the 90s. I hope this is only an unusual stretch and that our more moderate 70-degree weather returns soon. As the old adage reminds us, the only constant is change. Pool and Infrastructure The pool pump failed and had to be replaced. A nationwide search located only one available replacement, and shipping it here delayed the repair by a week. This experience highlighted an important concern: our community is more than 40 years old, and many of its systems are aging, obsolete, or difficult to replace. Over the coming weeks and months, we will inventory our major systems and components, identify those that are most vulnerable, and determine which replacements may be hard to obtain. With infrastructure of this age, the next failure is not a matter of if, but when. Lake and Golf Course Back Nine I have heard from several residents who are enjoying the lake and the cattails surrounding it. I agree they are attractive; unfortunately, cattails are invasive and can damage the lake liner. For that reason, they must be removed. We are in the process of hiring a lake management company with expertise in golf course lakes. If everything goes as expected the back nine should be open by sometime in October. Concert on the Green Hundreds of residents enjoyed this year's Concert on the Green. Although the usual wooden dance f loor was not available, many people said they preferred dancing on the grass. The band was excellent, and the event was a great success. Thank you to the recreation team for organizing such an enjoyable evening. I am already looking forward to next year's concert. Cox/Spectrum Fiber-Optic Project You have received an updated annual budget ref lecting the cost of providing internet service through a bulk agreement with Spectrum. Beginning November 1, your monthly HOA assessment will increase by $23. If you currently receive internet service from Cox, your separate monthly internet charge will end. The financial impact will vary by household; in my case, I expect to save more than $50 per month. Master Board August Summary The Board met in Executive session on Aug. 17 and took the following actions: • Approved the minutes of the Executive session on July 13 • Reviewed and took disciplinary action on two speeding, five failures to stop, one dog off leash, and one code of conduct citation • Reviewed and acted on two delinquent properties • Discussed various contract matters • Discussed various legal matters The Board met in Regular session on August 19th and took the following actions: • Approved the minutes of the Regular session on July 16th • Approved the minutes of the Executive Finance Committee meeting on Aug. 5 • Approved the abbreviated financials for the period ending June 30 • Approved funds transfers exceeding $10,000 • Heard an update on the lake project from Director Don Lopez and General Manager Jean Fredericks • Approved the recordation of a lien and initiation of foreclosure once eligible on one property • Approved a proposal from Brightview to remove a tree at a cost of $5,904 with the cost covered by an existing credit with the vendor • Approved the proposed 2026 Association Pavement Plan managed by AEC and performed by JB Bostick for an amount not to exceed $573,445.80 • Approved a management proposal for AEC to manage the 2026 Association Pavement Plan for an amount not to exceed $20,080, with the stipulation that the optional independent materials testing for $1,200 (included in the $20,080) only be done if deemed necessary • Approved a proposal from AEC to develop a five-year projection for Association pavement maintenance for an amount not to | OHCC LIVING | OCTOBER 2026 | 3 President's Message By Don Williams Continued on next page
